**Salary**: £35,000 - £42,000 OTE
Hours: 40.75 per week
The Role:
As the Head of Property Management, you will be responsible for overseeing the day to-day management of the property portfolio. You will be adept in leading and managing a team of property managers, ensuring the safety and compliance of the properties whilst delivering a first-class customer service.
You will be responsible for ensuring compliance with all relevant legislation including but not limited to; HMO’s and other licensable properties, gas and electrical safety regulations, fire safety regulations and landlord and tenant law.
The role will require you to stay up to date with any changes to legislation and to adapt and implement processes across your team as appropriate. You will achieve this through resources such as online courses, conferences and webinars.
Their service led culture is pivotal to the success of the business and it will be your mission to ensure that the Property Management team are delivering an honest, informed, and professional service, whilst increasing and retaining revenue across the department.
Key Responsibilities/Duties:
Effectively line managing the Property Management department, managing work allocation and quality of work, being aware of resource needs, team engagement and any risks on the horizon
▪ Deputising for the Managing Director as needed
▪ Assist with the recruitment and onboarding of new staff members
▪ Training new team members in your department
Plan and take lead on performance reviews, informal catch-ups and probationary meetings for your team, ensuring accurate record keeping of these as needed
▪ Set clear objectives for team members in line with company/team strategy and to measure performance against these
▪ Effectively hold regular team meetings
▪ Support team members’ career development, by delivering training, coaching and mentoring, to ensure high skill levels both technically and behaviourally
▪ Participate in disciplinary and capability procedures as needed
▪ Assist with the development of team members outside of the Property Management team, providing guidance and assistance where necessary
▪ Together with the Managing Director, build and deliver the strategy and development of the Property Management department
▪ Build and maintain relationships with other Heads of Departments and the Leadership Team
▪ To share with the other members of the Leadership team responsibility and accountability for the provision of high-quality service to Landlords and Tenants
▪ Provide a high level of contribution to weekly management meetings
▪ Role model The Letting Game’s initiates and processes
▪ Enact The Letting Game’s mission, vision and culture, acting as a mentor and role model company wide ▪ Foster a positive team culture and create and implement processes that enable people to express their views and be actively involved in decision making and take accountability for their decisions
▪ Promote The Letting Game in every respect and motivate others to foster TLG corporate and service delivery values
▪ Comply with all The Letting Game policies and procedures and ensure others do the same
▪ Be recognised internally as a leader, figurehead and someone to whom others can go to for advice or with issues
▪ Engage with and be cognisant of sector trends, changes and updates
▪ Assist in the dissemination and delivery of The Letting Game’s business goals.
Personal Specification:
Essential Experience
▪ Minimum of 2 years' experience in residential lettings
▪ Minimum of 2 years' experience in Property Management
▪ Minimum of 2 years' experience of HMO, additional and selective licensing
▪ Working in a leadership role
▪ Conflict resolution and complaints handling
▪ Line and performance management
