**Job Role**

You will be responsible for assisting in the effective and professional management of Frances Curtis Court, a Retirement Living scheme in Wallingford. Working closely with the Retirement Living Manager, and the wider Independent Living Team, you will provide a responsive and pro-active service to residents, enabling them to live as independently as possible, in a safe and welcoming environment.

**Key Duties**

Operate an effective and efficient service in accordance with Soha’s policies, procedures and service standards.

Assist the Retirement Living Manager and work with the wider team, to ensure the scheme has daily on-site management/cover and complies with relevant health and safety legislation. Deputise for the Retirement Living Manager as required.

Carry out necessary routine estate management tasks, including personal pendant checks, fire alarm system and emergency lighting testing and water system flushing.

Be a proactive point of contact, assisting with any queries in relation to the day to day management of the scheme. Assist with regular scheme meetings with residents, the care team and other Soha colleagues and agencies.

Create excellent working relationships with the on-site care team, including daily communication meetings with them to flag emerging issues, ensure all residents are cared for and identify future care needs.

Organise and assist with viewings and sign-ups for new residents and support the Retirement Living Manager to promote vacancies at the scheme. Work closely with Social Services and care providers to ensure the best outcomes for residents, including attending social care panel meetings as necessary.

Work closely with the Home Ownership and Lettings teams to welcome and support new residents.

Work closely with the Resident Engagement and Communities team to promote the health and wellbeing of residents through community engagement and resident involvement. Taking responsibility for helping to organise scheme activities and events.

Be able to identify and raise safeguarding concerns with Retirement Living Manager and escalate where necessary to ensure residents are safeguarded appropriately.

Manage and respond to cases of unwelcome or anti-social behaviour. Support residents to remedy breaches, and work with Tenancy Enforcement when residents are unable or unwilling to comply.

Notify senior managers of any potential interruptions in the service, or risk to residents, at the earliest opportunity and assist in the co-ordination of any necessary follow-up actions.

Deal with complaints promptly and effectively, seeking appropriate solutions to issues.

Contribute to the achievement of key targets and outcomes, working towards continuous service improvements.

Any other duties that may be reasonably required

**What you will need**
- Excellent communication and interpersonal skills with the ability to remain calm and empathetic at all times.
- The ability to deal effectively with tenants who may be distressed, anxious or aggressive.
- Strong relationship building skills including the ability to build rapport with a range of residents and external agencies.
- The ability to effectively manage unwelcome and antisocial behaviour, including supporting victims and witnesses of ASB.
- Strong organisational skills including the management of project and casework, drafting statements and preparing evidence for court.
- Ability to work independently and make decisions that provide for safer communities in our communities.
- The ability to prioritise work effectively and to both within a team and on your own initiative.
- Excellent IT and administrative skills
- Desire to focus on self-development and continuous improvement.
- Full driving licence and access to a suitable vehicle.
- The flexibility to work occasional evenings and/or weekends.

**It would also be nice to have**
- Previous knowledge of the housing legal system and case precedents for ASB and tenancy enforcement.
- A qualification or professional accreditation in housing or care services
