Who we are looking for
We have an exciting opportunity for an enthusiastic Investment Intern to join our Hotel Real Estate Investment Team in London. This position offers a unique opportunity to be part of a team with a significant and robust 20-year track record within the European hotel investment market. With more than 110 acquisitions and more than 60 sales to date, the team has a wide exposure to the European hotel market, through a diverse portfolio of mainly 4 and 5-star hotels with a range of globally recognised brands. The team has gained an excellent reputation within the hotel industry thanks to its exceptional knowledge of the market and its entrepreneurial mindset.

Our flagship hotel fund, Schroders European Operating Hotel Fund 1, has reached €525 million of investor commitments in 2021 and therefore a gross (with leverage) volume of €850 million of capital to invest, is well-positioned to take advantage of the opportunities emerging across Europe as we emerge from the Covid crisis.

The Investment Intern will contribute to the ongoing investment of this fund, alongside other strategies launched by Schroders Capital.

The team

Our Hotel Real Estate team is an integral part of the Real Estate team at Schroders Capital, the private market investment division of Schroders, and constitutes an important focus of the Group's strategy for expansion. Schroders Capital is one of Europe's largest real estate managers with deep real estate expertise on the ground across real estate sectors. Investment strategies are offered in a broad range of open and closed ended funds, listed REITS, specialist funds, joint ventures, separate accounts and real estate debt.

The Real Estate team is highly experienced in real estate fund management, research, acquisitions, asset management, strategy and sustainability and is comprised of over 200 people operating from offices across the UK, Continental Europe, Asia and North America.

The Hotel Real Estate team is highly experienced in hotel investments with c. 40 people in the platform (Investment / Asset Management / Finance), with a long experience and proven track record in the hospitality business. The Investment Team is composed of 10 professionals and is focused on the growth of the portfolio. The hotel portfolio managed by the Hotel Real Estate team includes more than 55 assets across Europe with an AUM of c. €2.5bn.

What you'll do

As an Investment Intern with the help of the rest of the team, you will:
Origination
- Participate in the origination of deals through the development of the network of brokers, operators, owners, and other actors in the industry;
- Undertake market research, draft memos and presentations on potential hotel deals in Europe;
- Help create and manage financial models for transactions.

Execution
- Assist the team in the due diligence process (commercial, financial, tax, social, real estate, insurance ) during the execution of acquisition / disposal process.

Others
- Maintenance of the transaction / deal-flow database;
- Support producing the board presentations for investment committee, investors, banks;
- Provide support to the Asset Management and Finance team on specific situations (negotiation of franchise contracts, leverage recap, etc.);
- Support on ad-hoc analysis for LPs, banks, internal meetings, etc.

The Investment Intern will be expected to be semi-autonomous in deal analysis underwriting and to also be actively involved in transactions.

Who we are looking for

The knowledge, experience and qualifications you need
- Entrepreneurial mindset and highly ambitious with excellent academic credentials;
- 6 months of analytical experience preferably in a private equity firm, a M&A department either in the hotel industry or not;
- Strong interest in hospitality / lodging sector;
- Highly analytical with experience of financial modeling;
- Strong written and verbal communication skills with a very good aptitude to work with Word and PowerPoint;
- Attention to detail, structured thinking and pro-active with problem solving;
- Personable and able to quickly build effective relationships with a variety of colleagues, partners and service providers;
- Excellent English language skills.

The knowledge, experience and qualifications that will help
- Previous experience in hospitality / lodging sector;
- Exposure to European markets;
