**About us**:
Founded in 2020, We Are Kin believes in providing the homes and services students want at sensible prices. That’s why we only rent homes designed for students. We take the time to do things properly, so our residents won’t spend time groaning and trying to get stuff fixed. We take care of the home stuff so our residents can get on being students.  

Role and Responsibilities 

Our Kin Keeper is someone who is outgoing and will enjoy interacting with students and helping them feel comfortable, looked after and safe. This person needs to be committed to providing amazing customer service and be well presented with great communication and organisation skills. This person must love solving problems, have great maintenance skills and be available 24/7 (for emergency callouts).

Overseeing a portfolio of properties across, Preston, Lancaster and Salford, our Kin Keeper is the face of We Are Kin. The first point of contact to all of our residents and is crucial to making sure that we provide the great customer service experience that we aspire to.

Our ideal Kin Keeper is someone who enjoys keeping busy, is motivated to produce work of a high standard at all times and enjoys working with a fun and enthusiastic team.

You will report directly to our Operations Manager.

Key Areas of Focus
- Customer Service | Provide a polite, calm and efficient service to all of our residents at all times.
- Maintenance | Provide proactive and high-quality responses and fixes to all general maintenance issues. Including but not limited to;
- Simple plumbing such as leaking taps, blocked drains, pressurising boilers
- Electrical issues such as replacing damaged sockets, plugs and fuses
- General handyman work such as repairing walls, doors and skirting
- Minor decorating
- Pest control
- Refurbishment | involvement in refurbishment of our homes
- Compliance checks | Visit our homes on a regular basis to carry out safety and maintenance checks
- Viewings | Meet with and show prospective students our homes. Liaise with our Lettings Guru and provide feedback after each viewing. The letting season generally runs from Sept - Apr
- Tenancy change-over | Assist with handing over one tenancy, to another (checking maintenance, liaising with cleaners, checking off cleaning and other small ad-hoc jobs)
- Meet and greet | Meet the new students at the start of the tenancy and introduce them to their new home

Key Dates of The Student Life Cycle:
June & July | Tenancy changeover, inspections and cleaning

August & September | Meet and greet as new students move in

September
- Apr | The letting season

Attributes:
It goes without saying that our Kin Keeper will be customer service focused.  They will be well presented with great communication and organisation skills and enjoy interacting with students. In addition, the following attributes are required:  
- A relentless desire to deliver consistently amazing service at all times 
- Highly organised and able to prioritise effectively  
- A positive attitude; able to excel under pressure 
- Good verbal and written communication skills, always with a cheerful tone  
- Comprehensive PC skills including Microsoft Outlook, Word, Excel, etc 
- Comfortable to work autonomously where needed
- You will live near our homes
- You will have your own car/van and a clean driving licence
- You will have a clean DBS certificate
- You will have your own tools
- You will be available 24/7 to undertake emergency callouts

Remuneration:
£27k per annum salary

25 days holiday + Bank Holidays

Mileage paid

Discretionary 10% bonus based on upward trending NPS scores and the performance of the business

£250 per annum tool allowance

£15 per hour, out of hours emergency call out fee.

Hours and Location:
37.5 hours per week

You will be working on site at our homes, or from your home

**Salary**: £27,000.00 per year
