Head of Property Management

**Job Title**: Head of Property Management

**Reports to**: Director of Lettings

**Location**: Sale, Cheshire

**Salary**: £45,000 - £50,000 DOE + OTE Bonus

**Role Overview**:
Xenia Lettings are seeking an experienced and highly motivated Head of Property Management to manage our busy Property Management team based in Sale.

You must be highly organised with excellent communication skills across a varied demographic, have excellent customer service skills and be capable of managing a complex workload.

**Key Responsibilities**:

- To ensure all compliance matters including deposit, council tax, Landlord licensing, EPCs, EICRs and any other mandatory lettings requirements (both locally and nationally) are adhered to.
- Provide both timely and accurate reporting on rental arrears on a by-weekly basis
- Ensuring the tenants/landlords are receiving the service levels agreed within both the tenancy agreement and letting, resolving all issues in the timescales outlined.
- Lead, mentor, and develop a team of property managers. Ensuring all individuals are hitting targets and KPI’s set by the senior management team in line with the academic cycle.
- To ensure the systems, databases, processes and policies of the business are well administered, maintained and enhanced to increase efficiency and reduce operational baggage.
- Responsible for the day to day management of a large portfolio of both student and residential properties in a variety of areas
- Provide excellent customer service to both landlords and tenants alike
- Arrange tenancy agreements, payments, contract signing, deposit registration and any other associated paperwork
- Work with the site teams to arrange repairs and maintenance as required
- Maintain high occupancy rates in buildings alongside the on-site teams
- Be the first point of contact for new investors/owners
- Be resilient with a can do and positive attitude

**Qualifications & Experience**:

- Possession of an ARLA Qualification is essential.
- Outstanding customer service skills and excellent verbal and written communication skills.
- A dynamic and driven personality, with a strong zeal for the industry.
- Minimum of 2 year’s experience in a similar role
- Exceptional organizational competencies.
- Demonstrate ability to work autonomously, confidently taking charge, making informed decisions, and initiating actions.
- Proficient in presenting and interpreting information accurately and professionally.
- A collaborative team player who can inspire and motivate colleagues, effectively achieving goals collaboratively.

Pay: £45,000.00-£50,000.00 per year
