TristoneNash are pleased to be working with a South Wales based Housing Association to appoint a Maintenance Surveyor for this full time, permanent opportunity.

**Overview**:
You will technically survey and provide work specifications for maintenance or void repairs within the maintenance services team, ensuring that all properties meet WHQS and HHSRS compliance and that all property matters conform to current legislation andcontract procurement regulations.

**Key Accountabilities**:

- Technically survey repairs works for property services, diagnosing property needs and confirming the actions required by providing detailed work specifications.
- Undertake pre-inspections, post-inspections, emergency inspections, pre-transfer inspections, mutual exchange inspections on site to all properties and within agreed timescales.
- Measure repairs works to agreed specifications.
- Order works and associated resources following inspection, liaising with all stakeholders and contractors on timescales for completion prior to issuing orders.
- Where required, request and record all relevant RAMS/COSHH when managing internal or external supply chain.
- Provide technical support, advice and guidance to contractors, residents and staff.
- Liaise with residents by assisting during investigations and responding to queries, complaints and correspondence from residents and members of the public and other bodies in relation to maintenance services in an efficient and effective manner.
- Ensure adequate recording of relevant information for the purpose of any insurance claims for public liability e.g. fire damage.
- Prepare specifications and gather quotes for work falling outside the schedule of rates process in line with the association’s financial policies and procedures and procurement regulations.
- Ensure all property and work records are up to date and relevant, utilising the relevant DS system.
- Take ownership and accountability for allocated area and outputs within designated portfolio.
- Make recommendations for work to be included in planned programmes for option appraisal.
- Create property portfolios evidencing and identifying work trends outside of the reactive/void maintenance remit.

**Essential Requirements**:

- HNC Building Studies or equivalent qualification and Asbestos awareness
- Proven knowledge of working with NHF SOR’s or similar cost models for maintenance repairs with a direct labour workforce and contractors.
- Knowledge and understanding of building construction methods.
