A family run business is looking for a caretaker to look after and maintain a block of studio flats in a temporary accommodation block in Luton Town Centre.

You will work 5 days a week (7 hour shifts) and Saturday mornings half a day (total of 40 hours).
- Ensure that all doors and windows are secured and all lights and heaters are switched off after use.
- Carry out regular testing of alarm systems where fitted.
- Monitor CCTV when needed
- Check regularly that fire extinguishers are in place, inspected and working.
- Man reception when needed

Heating and Lighting/Energy Conservation.
- Manually shut down heating when not required
- Check for correct setting of room thermostats, thermostatic radiator valves and fan convector thermostats.
- Economise on all fuel use during the day
- Keep all common areas clean and tidy
- undertake regular checks of rooms and keep a maintance list
- Ensure that no flammable materials are stored in the boiler-house.

Cleaning of Premises
- Ensure that the whole premises is cleaned using approved and appropriate materials,
- monitoring the standards of cleanliness and carrying out cleaning work in designated areas, where applicable.
- Keep a check on cleaning materials
- Ensure that the grounds, paths and all hard areas are kept clean and tidy of
- leaves, snow, litter etc. and all drains, gutters and gullies are kept clear and free flowing.
- Ensure that the environment is clear of hazardous materials/equipment.

Other duties
- Supervise the cleaning team on a daily basis (where applicable) and organise the cleaning work
- Take delivery of stores and materials
- Ensure that all caretaking equipment is clean and in good working order and that storage lockers and cupboards for cleaning/maintenance are clean and tidy.
- Carry out daily supervisory/inspection of rooms as appropriate, maintaining a good working atmosphere.
- Plan the work allocation of self in conjunction with the Business Manager
- Provide access to the premise when needed
- Draw attention of Business Manager to any repairs and maintenance work required.
- Carry out handyperson duties in respect of minor maintenance work & painting
- Order and check delegated maintenance construction work, as agreed with the Business Manager.
- Carry out weekend security checks, (if required) by the Business Manager.
- Fulfil the health and safety monitoring procedures that form part of the business health and safety policy & fire regulations.
- Attend all essential health and safety training courses if required.
- Maintain confidentiality at all times
- Undertake any other duties of a similar level and responsibility as may be required from time to time
- Pay is negotiable depending on experience

**Salary**: From £10.50 per hour
