MMP Consultancy are looking to recruit a Commercial Property Advisor to work an award-winning housing provider based in London. The successful Commercial Property Advisor would be offered a permanent contract, with fantastic working benefits and career progressionopportunities.
The Commercial Property Advisor will work as part of the Development Team, who are responsible for providing places to call home. The business aims to deliver 5000 new homes over 10 years. They are responsible for the acquisition, delivery, and sales of new-buildproperties across London and the South East.
The Commercial Property Advisor will be responsible for:

- Day to day operations of commercial portfolio, being the first point of contact for all commercial tenants, caretakes, contractors and agents
- Provide an excellent customer focused, professional service to customers, ensuring all legal landlord/ freeholder obligations are met
- Ensure accurate, compliant and effective marketing is produced including photos and floors plans, and ensure website portals are up to date and properties are displayed and updated accordingly
- Negotiate rents and property transactions on portfolio, ensuring rents are maximised, voids are maximised and that the transactions represent the best long-term strategy for the business
- Assist with the collection of all rents, ground rents, service charges, and other property charges and recovery process
- Undertake detailed preparation for court action including court documentation in accordance with the civil court procedures
- Where necessary, attend court for hearings to represent the business interests
- Provide specialist advice and guidance to colleagues, residents and the public on matters relating to commercial properties
Experience required for Commercial Property Advisor:

- Knowledge and experience of the Commercial property sector
- Working knowledge of relevant legislation, specifically the Landlord and Tenant Act 1954
- Strong commercial awareness and understanding of market factors during commercial values
- Experience of commercial portfolio management or equivalent
- Experience or understanding of formal valuation process in the property market
