**The Role**

We seek an outstanding individual to lead the Maintenance Department at King’s, ensuring that all contemporary and historic College buildings, built structures, and associated services, are maintained to a high standard, appropriate to their age and quality, and in accordance with statutory and regulatory requirements.

The Clerk of Works will ensure the seamless delivery of scheduled maintenance (PPM) and reactive maintenance in care of College assets.
- **Key Responsibilities**_

**Building & Maintenance**
- To manage the activities of the maintenance team efficiently to ensure that it carries out planned and reactive maintenance work to a high standard of workmanship and within agreed response times.
- Provide technical guidance and expertise to the maintenance team, guiding and instructing them in how to proceed with their works.
- To lead on all minor projects, utilising the maintenance team and/or external contractors as is most appropriate.
- To work closely with the Head of Facilities and Head of Capital Works to ensure operational knowledge is fed into College project design and implementation.
- To maintain heritage buildings to a high standard, liaising with key stakeholders including local Heritage Officers.
- To liaise closely with colleagues on the requirements for accommodation across the estate, including implementing the objectives of Accommodation Network UK (ANUK) standards.
- Working closely with the Head of Facilities to lead the department in optimally sustainable buildings practices, and to lead the Maintenance Department in our commitment to reducing the carbon footprint of the College.
- To work closely with the Maintenance Coordinator to prioritise the work of the department and the recording keeping and asset management on the eMaint CMMS.

**Health & Safety**
- To ensure, in liaison with the Health and Safety Officer, that the department’s legal responsibilities are met at all times.
- Stay informed about CDM regulations and ensure they are applied to the college’s buildings and maintenance operation.
- To ensure that all work undertaken by internal staff and external contractors is carried out in accordance with approved building health and safety standards.
- To lead for the maintenance of all paperwork associated with Health & Safety compliance, including but not limited to asbestos, legionella, Portable Appliance Testing, Electrical Testing.
- To lead for the welfare of the maintenance team in line with Health and Safety legislation including the completion of appropriate risk assessments and safe operating procedures.

**Finance**
- To manage the Buildings and Maintenance Cost Centre Budget, and to demonstrate resourcefulness in budgeting and procurement, ensuring value for money in all transactions.
- To run effective tenders for the selection and appointment of contractors and consultants on projects as appropriate, and ensuring these are carried out by the department.

**Communication**
- To deliver high level service communication across the Department’s work with staff, fellows, and students.
- To maintain suitable relationships with all members of College and to liaise closely with other College departments regarding agreed timetables for repairs; and to circulate information in a timely fashion where works may interrupt normal operations.
- To provide information to the Head of Facilities to engage with the College governance process to engage the whole college in the delivery of the capital works program.
- To work closely with the Head of Facilities to maintain key external relationships including partner organisations, design consultants, legal advisors, regulatory authorities.
