As our buildings become more complex in relation to building services and building management systems, and as we continue to expand our rigour on technical and statutory maintenance, UPP needs to strengthen it’s skill base in relation to Hard FM and associate use of the Planon CAFM system.
**Overview**
We have an exciting opportunity for a Head of Hard FM Services to join our team. This is a permanent, full-time position. This position can be based at any of our sites or offices and will require regular travel to our sites across the UK.
The Head of Hard FM Services will be responsible for the development of our hard FM services strategy in consultation with the wider business, ensuring market leading best practices are adopted and we deliver a best in class service to our partners.
**Job Purpose**
- Development of hard FM services strategy ensuring that best market practices are employed to deliver best in class services benchmarked against key performance criteria.
- Works with the operations management team nationally to deliver a seamless maintenance programme (PPM and reactive), effectively managing priorities and ensuring customer satisfaction.
- Responsible for leading and developing a multi-disciplinary, geographically dispersed technical team. Manages/oversees the work undertaken by direct employees and subcontractors in the completion of the above programme.
- To ensure that all work undertaken by both internal and external resources is evaluated, assessed, and meets Governance, Statutory and Regulatory compliance and legal responsibilities of the business.
- Proactive and effective use of resources (people/finance/equipment/ contractors) by continuously looking to improve service and reduce costs.
- Resolving technical or service problems as they arise, either directly or by assembling teams to solve those issues, agreeing escalation, communication and closure of issues with appropriate management colleagues.
**Key Skills, Abilities and Experience**
- Experience of managing a team of multiple trades specialists producing high quality work outputs.
- Experience of building competency and flexibility in the team to meet competing business/customer demands.
- Demonstrable experience of managing and working with contractors and acting when required to resolve unsatisfactory work.
- Working within the requirements of CDM - Risk Assessments/Method Statements (RAMS), including permit to work systems for high risk activities.
- Experience maintaining services to SFG20.
- Experience of working with a CAFM reporting system.
- Notable experience or a good working awareness of risks when working with legionella, gas, electrical, fire, lifts & asbestos.
**Education/Qualifications**
- Educated preferably to degree level in a technical or Property related discipline.
- Demonstrable and clear responsibility for and/or qualification in ‘Safe Systems of Work.’
- Professional and technical qualifications with particular experience in electrical as area of expertise.
- Mechanical/Electrical, IET Mechanical, City and Guilds General and Mechanical Engineering Pars I and II, Inspection and testing Part III.
- Computer Literate - good understanding of modern office software. Proven ability of working with asset/work management systems such as MAXIMO, concept etc.
- IOSH Managing safely.
- Full and clean driving licence.
