Due to a continued period of growth, we are looking to recruit Senior Land and Estates Surveyors to join our Corporate Real Estate Team based at our Glasgow HQ, these roles will support all UK ScottishPower Group businesses as they continue their exciting growth plans for the future.

The Senior Land and Estates Surveyor is responsible for independently managing a varied portfolio of work, assisting the Land and Estates Manager in delivering professional Land and Estate Management Services across all UK ScottishPower Group assets including owned, leased and third-party rights over land in order to achieve maximum value.
Senior Estates Surveyors will provide support to line management and from time to time require to undertake Team leader responsibilities if requested.

**_What you’ll be doing_**

Daily you’ll support the acquisition of land rights from inception to completion of the process in line with project requirements and ScottishPower policy. In this role you will directly manage negotiations of commercial Heads of Terms and required land right documents with landowners and their appointed representatives, interacting with Legal and Project teams as appropriate, to secure all necessary land rights required to support projects across the ScottishPower Businesses.

You will input into the review, creation, and update of various forms of land agreements to ensure they are fit for purpose, provide valuations of land rights, and where necessary, provide specialist advice on matters including, but not limited to, land strategies, interrogation of technical detail to ensure correct rights captured and compulsory purchase.

As a Senior Land & Estates Surveyor you will be responsible for ensuring parity and avoiding adverse precedents by maintaining input and awareness of projects. Ensuring template documents are kept up to date and reporting to the project team and business. Obtaining authority for any detraction from standard terms, with the ability to be aware of risk and identify, advise, and report on or find solutions where appropriate.

Furthermore, the Senior Land and Estates Surveyor will:

- Provide professional property advice to stakeholders at all levels throughout the Group, whilst delivering and ensuring Compliance of Company Policy and Statutory requirements.
- Provide daily support and property guidance to Land & Planning Officers, Engineers and external consultants on all property and land rights issue.
- Review and provide expert advice on Non-domestic Rates liability.
- Manage Landlord and Tenant negotiations, including rent reviews and lease renewals.
- Manage contractual lease obligations including complex Landlord and Tenant issues, both as Landlord and Tenant.
- Maximise the efficiency and profitable use of the Property portfolio including creation and implementation of exit strategies for the vacation of premises where required.

**_What you’ll bring_**
Along with extensive experience in the acquisition and disposal of property assets and the management of a diverse portfolio to maximise its value, you will be educated to degree level in a land related discipline and where applicable a Member of the Royal Institution of Chartered Surveyors.

With considerable project management experience dealing with major property projects, you hold strong stakeholder management experience and can communicate and influence key stakeholders across the business, along with external partners.

You can comprehend technical information and translate this into requirements for land agreements and hold strong negotiation skills to deliver deals effectively and without setting any adverse precedents, and you can manage your workload to meet tight deadlines, and prioritise business needs to ensure targets are met, with an appreciation of sensitivity of issues and ability to respond by appropriately prioritising workload. Have strong verbal and written communications skills and can communicate with and influence people at all levels.
