**Service-related job purpose**:
Having the responsibility to manage the clients annual maintenance and reactive budget, across corporate and public buildings, you will ensure that all building checks and tests for assets prescribed within SFG 20 are complete to an agreed maintenance framework.

You will manage maintenance contractors by successfully challenging on resources, materials and equipment usage to ensure delivery of service excellence, high standards of maintenance, statutory compliance across all planned and reactive mechanical, electrical,equipment and fabric maintenance in the most economical and effective manner.

You will manage a small engineering team based at headquarters of Enfield, comprising of a lead technician and maintenance team, providing building critical support on repairs and maintenance for this location. Additionally, you manage a service desk andprovide technical triage and dispute resolution.

You will also be the focal point for insurance inspectors and local authority stakeholders.

You will compile and provide concise monthly reports demonstrating the clients position on compliance and contractor’s performance, and where there are shortfalls, address these shortfalls in a timely manner.

**Job Specifics - Skills, Experience, Knowledge & Abilities**

**Essential**:
1.Experience of the management of large repairs and maintenance contracts of varying financial levels

2.Experience of maintenance programmes utilising a prescriptive programme such as SFG20 or CIBSE Guide M

3.Experience of triage management, offering advice and guidance to a service desk

4.Experience of managing a team within repairs and maintenance

5.Experience of health and safety law including the CDM Regs, fire safety, and workplace regs

6.Demonstrates a broad knowledge of commercial/financial acumen within repairs and maintenance

7.Knowledge of ICT capabilities, (includes MS Word, Excel, PowerPoint and Project) and knowledge and use of propriety Asset Management Systems

8.Ability to engage, coach and motivate teams and set clear targets and expectations within repairs and maintenance

9.Evidence of high levels of customer service and satisfaction

10.Experience of successfully managing performance and providing clear constructive feedback

11.Experience of successfully creating and implementing plans to improve compliance shortfalls within repairs and maintenance

12.Ability to effectively plan and manage budgets and resources

13.Demonstrates a good understanding of the political structure and role of elected members

14.Ability to work collaboratively both with own service and across other services

15.As a regular and intrinsic part of this role required you to speak to members of the public in English, the ability to converse at ease, politely and courteously with customers and provide advice in accurate spoken English is essential and consistentwith the requirements of this role

**Qualifications & Professional registration criteria**

**Essential**:
- Technical qualification to Level 3 on the national framework of qualifications in a craft related to building services such as 2330, 236, 2351 Electrotechnical Training Level 3, or 6189, 918, 6035 Plumbing and Domestic Heating Training Level 2 or 6187 (orequivalent) Refrigeration and Air Conditioning
- IOSH Managing Safely
- ILM Level 3, above or equivalent
**Desirable**:
- Membership of IWFM or other appropriate body
- NEBOSH Level 3
- Auditing qualification awarded by a recognised body, such as LRQA
**Special requirements**
