**OVERALL AIM OF THE JOB**:
As a surveyor within our Property Services Team, you'll undertake a variety of surveys, identify defects and provide detailed reports, using your knowledge and previous experience of working for a housing provider

**As Property Services Surveyor your main tasks will be to**

I. Provide a full range of surveying functions and support in order to maintain Cornerstone Assets.

II. Provide a range of contract management and procurement functions to support the delivery of property services work.

III. Work with property services managers and the wider Cornerstone teams to deliver response repairs, improvements, compliance and surveying work functions.

**JOB ACTIVITIES**:
**SURVEYING DUTIES**

1.1 To undertake a variety of repairs, stock condition, defect, and building surveys. Undertake or arrange required testing and inspection of works as required.

1.2 To liaise with housing staff, customers and stakeholders on all matters relating to responsive repairs and other servicing activities. To ensure customers and stakeholders priorities are incorporated in repair strategies and methods of delivery.

1.3 To manage all aspects of and deliver all phases of investment, regeneration and component replacement projects from inception, health and safety and obtaining required planning consents.

1.4 To prepare project briefs, specification, tender documentation, support procurement exercises and undertake stock option appraisals and plan investment programmes to maintain, improve and develop Cornerstone’s built assets.

1.5 To compile information for the pre-construction phase of projects and mobilise/ oversee the clerk

1.6 Delivery of projects during the construction phase.

1.7 To assist in the development, management, surveying and delivery of Cornerstone’s Healthy Homes (damp & mould) strategy.

1.8 Liaise with Cornerstone’s Development Team to provide detailed feedback utilising technology where possible to ensure developers provide properties to required standards and in line with the Cornerstone Standard.

**2.0** **COMPLIANCE**

2.1 To assist in the delivery of the asset management strategy with respect to all planned, responsive and servicing activities.

2.2 To maintain, all aspects of Cornerstone Housing’s obligations with respect to legislative compliance.

2.3 Provide advice, guidance and diagnosis in regards to fire safety in buildings. Work with consultants and the team to provide remedial support and works to ensure Cornerstone assets meet all relevant safety standards.

2.4 To be responsible for the integrity of all asset related data and certification from completed projects ensuring data is populated in a timely manner within Cornerstone management systems.

2.5 Support the delivery of the requirements of the Fire & Building Safety Acts as directed by the property services managers.

**3.0** **ASSET MANAGAEMENT**

3.1 To analyse asset data and responsive repair information to formulate cost effective repair strategies.

3.2 To assist with developing robust performance management arrangements, contribute to good practice and manage preparations for external audits and inspections.

3.3 Ensure that complaints are dealt with swiftly & effectively on an on-going basis. Ensure that staff/partners learn from complaints and utilise this as a service development tool.

3.4 To provide support and advice in relation to the above for other commercial activities such as external contracts.

**DELEGATED AUTHORITY**

I) To order day-to-day, cyclical and void repairs through the association’s DLF or approved contractors within specified financial limits.

ii) To order materials or services necessary for maintenance staff to carry out their duties always in accordance with specified procedures and financial limits.

iii) To liaise with tenants and partners in relation to repairs and maintenance.

iv) To liaise and provide support to other Cornerstone teams regarding technical and building issues as required

**Basic eligibility**
- Right to work within the United Kingdom.

**Qualifications**

**Essential**

Good standard of general education with GCSE’s (or equivalent) in English and Maths.

Desirable
- Qualification in Building Technology HNC Level or equivalent trade / industry qualification
- Qualification in Building Technology Degree Level.
- Registration with the Royal Institute of Chartered Surveyors or other recognised Chartered construction/ housing professional body

**Driving Licence requirements**
Essential
