We are currently looking to recruit an enthusiastic person to join our team as an estate Warden.

The Estate Warden team is responsible for assisting the Estate Office Staff in the management of Lower Mill Estate on behalf of the Landlord.

The Estate Warden must have a keen eye and pay attention to detail, to also set an example in order to deliver excellent customer service and presentation that meets Lower Mill Estate Manager, Homeowners and guests expectations.

**MAIN DUTIES & RESPONSIBLITIES**

**General**
- To be flexible and undertake reasonable additional duties as required by the Estate Office staff.
- To meet and greet Homeowners and rental guests at the main gate and help them with directions to properties on the estate as well as giving any general site information when required.
- To report any defect, or health & safety concern, no matter what its nature, to the Estate Office staff.
- To maintain professional and technical knowledge by attending educational workshops and training relevant to the job - this includes in-house training on various procedures and operations that may be asked of the Wardens to carry out.
- To provide written reports to the Estate Management team on a daily basis.
- To carry out administrative work when required and work alongside the Estate Office dealing with day to day running of the estate.
- To monitor CCTV covering various areas of the estate.
- To perform a site walk across the Estate each shift, observing the area, noting/reporting any health and safety issues to the Estate Office, also to monitor for noise disturbances and to deal with as laid out within the “Estate Warden Guidance” documentation - additional duties may be requested of the Estate Wardens during their patrols including conducting reports of lighting and other such defects.
- To note and respond to any parking violations with a positive and customer focused approach - this may involve talking with rental guests/homeowners as well as rental agents.
- To assist in the management of rental guests/homeowners in upholding the rules and regulations of the Estate.

You must be fluent in the English language (as a requirement of Part 7 of the Immigration Act - for the effective performance of a customer-facing role).

A DBS disclosure will also be required.

Working hours are 2.00pm to 11.00pm, Monday to Friday. There maybe a requirement to work weekends and bank holidays, dependent on the needs of the business.
