**Title**: Maintenance & Grounds Operative

**Hours**:Monday to Friday, 8am - 5pm, 40 hours a week

**Work Pattern**: Monday to Friday with overtime available

**Annual Leave**:25 Days per annum, plus your Birthday off and all Bank holidays

**Role -**

Due to the continued growth of EHLS, we will be looking for a Maintenance & Grounds Operative. You will provide a full range of planned and responsive repair and maintenance services to our supported housing accommodation occupied by vulnerable adults with learning disabilities, mental ill health, physical disabilities or who are on the autistic spectrum.

You will engage with tenants and care providers in the delivery of our repair and maintenance services and provide a customer focused response to the delivery of their repair and maintenance needs.

Please note, this position is demanding and fast-paced which requires applicants to use own their initiative and be good at problem-solving while maintaining professionalism and a great eye for detail.

Working as an individual as well as part of a team, you will be competent in delivering a range of general grounds maintenance duties, including:

- General Handyman and Property Maintenance tasks
- Painting and Decorating
- Changing Locks
- Grass cutting
- Shrub bed maintenance, both within formal and informal areas.
- Hedge cutting
- Weed management
- Planting, pruning and maintenance of trees, shrubs and other tasks as required
- Sweeping and clearing paths and hard standing
- Communal, Void and Carpet cleaning
- Removal of waste from sites
- Window cleaning
- Pest control
- Jet Washing

In your role you will be operating, maintaining and cleaning grounds maintenance and horticultural equipment, including hand tools, strimmer's, hedge-cutters, pedestrian mowers, and any other machinery required to undertake allocated tasks.

You are required to ensure you are compliant with all relevant legislation and in particular the control of Vibration at Works Regulations 2005 and PUWER Regulations 1998.

**On-the-go**:
Our ‘on-the-go’ roles mean you’ll usually start and finish your day from home, moving around between different locations throughout the day. You won’t need a fixed desk to work from, but you’ll have access to our network where you can keep up to date with admin.

You will be provided with a van which you will take responsibility for and be required to travel to different sites within our portfolio to carry out your duties. This will be booked in over different days/periods and the areas will include London and surrounding areas. Willingness to work efficiently and travel is essential.

**About you**:
You will be required to have Property Repairs and Grounds Maintenance experience, including use of relevant machinery and equipment such as mowers, and hand-operated equipment.

The work is both indoors and outdoors all year round, and work will take place in all weather conditions. All personal protective equipment and clothing will be provided.

You will be required to undertake training to meet the demands of the role.

**Skills, knowledge and experience**:

- Read, write and speak English to a good standard
- Strong communication skills
- Proactive and understanding approach
- Ability to diagnose repairs and maintenance issues whilst visiting sites
- Driving license and ability to drive a company van is essential
- You will have the ability to organise your own resources to achieve the days tasks
- You will have your own hand tools (larger tools and plant provided)

- Day shift: 8am - 5pm
- Overtime available on prior agreement
