_**Head of Maintenance / Caretaker - £28k to £30k - NW London / Harrow**_ **SALARY ETC**: - £28k to £30k + benefits - Permanent, full-time - Monday to Friday, 9am to 5:30am - NW London / Harrow **REQUIREMENTS**: - To have experience in a Caretaker / Maintenance role, within a company that has residents, such as a hotel, serviced appartments, hospital, care home, or similar. - Ablet o communicate in a professional, friendly and empathetic maner, with understanding of residents who may have dementia etc. - Maintains company standard related to attendance and punctuality. - Maintains positive working environment. - Able to carry out basic decorating, basic wiring, put together furniture etc. - Can liaise with contractors, ensuring any major repairs or projects are overseen. **DUTIES TO INCLUDE**: - Provides interior maintenance of the community, including helping homeowners and the hotel service areas. - Provides exterior maintenance of the community including groundskeeping. - Assists in coordination of community events. - Responsible for bins and bin yard an emptying on a daily/weekly basis - Assists in all phases of maintenance pertaining to resident apartments and common areas of the community. - Carry’s out weekly/monthly/quarterly statutory checks/tests - Weekly water running and recording of vacant apartments - Communicate with sales regarding snagging and oversees with a hands on approach where necessary - Maintains facilities and equipment by conducting inspections on a regular basis to determine need and extent of service, equipment required, type of operation, and maintenance needed - Develops and implements strategies to achieve goals for "customer complaints" and "willingness to return" - Ensures adherence to applicable laws by meeting with government and insurance inspectors, and performing follow-up as required - Communicates with department heads regarding any preventative maintenance. - Keeps all mechanical, electrical, and structural effects of the building up to date; maintains library of part lists, maintenance manuals, reference books, catalogues, etc. - Takes prompt corrective action as necessary - Achieves the best price and suitability of product by appropriately selecting from available contractors and vendors - Schedules the appropriate preventive maintenance program - Responds to guest complaints and department service requests
