Stock Condition Surveyor

We are looking for a **Stock Condition Surveyor to join us on a 12 month Fixed Term Contract** to carry out a programme of stock condition surveys across all CHP homes and other property assets, providing Housing, Health and Rating System surveydata, and EPC Certificates as required, as a key and integral part of the condition survey process. You will be responsible for ensuring that the asset database contains current and valid survey data, maintained at less than five-years old by progressing arolling 20% of the housing stock surveyed annually.

**Requirements**:
**What you'll be doing**
- Plan and conduct condition surveys of CHP properties; ensuring all data and information is effectively stored on the appropriate asset management systems. This includes planning and conducting stock condition surveys, HHSRS surveys and assessing potentialbuilding defect remedial work.
- Accountable for preparing detailed schedule of conditions, lease dilapidation reports and other associated property reports as well as ensuring lease terms are fulfilled regarding repairs.
- Accountable for identifying components/items requiring replacement.
- Lead programmes of stock condition validation including the sampling of surveys as required.
- Responsible for advising the Stock Investment Manager where properties are in need of major repair, or disposal should be considered.
- Responsible for advising the Stock Investment Manager of any regular failure of specific components or areas of use where they may be unsuitable or ineffective.
- Responsible for providing survey reports on properties that CHP intends to purchase or dispose of, outlining their condition, maintenance repairing liabilities and estimated costs.
- Advising the Stock Investment Manager of inappropriate building practices or use of materials revealed by property inspections so that these can be fully considered in ongoing asset investment appraisals
- Undertaking Energy Performance Certificates (EPC) on properties as part of the stock condition surveys and as required to occupied or void properties.
- Undertaking surveys and producing reports on the Group's stock and its compliance with the Housing Quality Standards.
- Updating and managing the Group's databases in relation to asset management requirements and provide reports to the Asset Information Manager as required.

**Qualifications**
- HNC/HTEC Building/Surveying (or NVQ equivalent in a surveying/ building/construction related field)
- Full driving licence and access to a vehicle for work purposes
**Experience, knowledge and skills**
- Demonstrable experience of working in residential property
- Experience of residential maintenance works and planned maintenance works
- Knowledge of common building defects, building construction, individual components and their inter-relation
- Extensive knowledge of the Decent Homes Standard
- Extensive knowledge of Housing Health and Safety Rating System issues
- Experience of using hand-held devices for recording Stock Condition Survey information
- Experience of using Asset Management databases
- Excellent customer service skills
- Capable of working under pressure, with excellent time management;

**Benefits**
- The salary for this post will be £33,901 Per Annum
- 25 days annual leave per annum, plus bank holidays and 3 extra days between Christmas and New Year.
- 37 hours per week - employees may be able to work flexibly by agreement with their line manager, taking account of business need. We operate a hybrid working policy at CHP.
