We are looking for an amazing **Property &** **Inv**entory Assistant **to support the property management team and inventory team with the day to day running of the department. You'll also be responsible for attending a portfolio of properties to asses and report on their condition, creating accurate reports. You will be required to take photos of properties to support your assessment and clearly dictate your findings to enable an inspection report to be created for the tenants and landlords involved.
This role is full time, Monday - Friday with some travel to sites within 1 hour radius of Manchester.

**What will you do?**
- Prepare the arrears and renewal report
- Visit and inspect residential properties for both inventories and check out reports
- Book in check out inspections with residents in a timely manner
- Negotiate deposit deductions with residents and landlords
- Take clear photographs within the properties
- Take meter readings and key listing for the property
- Arranging any works required on properties following inspections
- Report maintenance issues identified to relevant property manager
- Notify utility providers of meter readings upon tenant move in and move out
- Notify local council upon tenants move in and move out
- Covering duties when property managers are on annual leave including check out reports, active arrears chasing & day to day tenant queries
- Compliance management

**What are we looking for?**
- Full, UK clean driving licence and car, as there will be some travel to sites within 1 hour radius of Manchester
- A strong team player with excellent communication skills and previous experience of delivering excellent customer service
- Impressive attention to detail - with an eye to note all features, issues and any damage within properties
- Previous experience of diary management
- Experience using an Apple/Samsung tablet and/or mobile phone
- Somebody who is proactive, versatile and self-assured with a positive can-do attitude
- Somebody who can remain calm and focused when working in a pressured, reactive and fast-paced environment
- Previous experience working within property industry (desirable)
