**ELECTRICAL MAINTENANCE & FACILITIES SUPERVISOR**

**LONDON**

**£35,000 - £40,000**

My client, a leading City law firm, are seeking an Electrical Maintenance & Facilities Supervisor to join their team.

As an Electrical Maintenance & Facilities Supervisor, you will take ownership & supervise the planned & reactive maintenance operation within the firm.

Reporting to the Head of Facilities you will be responsible for a range of maintenance activities including:

- Air conditioning in offices & open plan areas
- Lighting controls & lamping
- Emergency light testing
- Server room air conditioning
- VESDA fire detection in server rooms
- Fire extinguishers
- Leak detection system
- Vacuum drainage
- Mega flow boilers
- UPS (uninterrupted power supply) to critical equipment
- Powered doors
- Portable appliance testing
- First fix electrics
- L8 Legionella water checks
- Conference room divisible wall servicing
- Intruder alarm
- CCTV
- Access control
- BMS (Building Management System)

Building Maintenance
- To oversee all aspects of PPM & Reactive maintenance
- Oversee all M&E & HVAC systems
- Oversee annual black building shutdown & fixed electrical installation inspections
- Ensuring demise is kept to a safe, clean and comfortable standard by daily walkaround checks to identify facility asset deterioration & action repairs
- Liaising with & overseeing contractors, coordinating site visits ensuring they work safely & ensuring works are completed
- Liaising with the building manager & building engineer as require
- Carrying out first fix/minor repairs (electrical, plumbing & fixtures/fittings)
- Visual/PAT inspection of electrical items as required
- Testing of emergency lighting, keeping records & liaison with controls engineer
- Monitoring BMS system, changing A/C set points & critical alarm actions
- Monthly water testing in accordance with L8 guidance
- Day to day operation of access control, intruder alarm & CCTV
- Assisting with health and safety risk assessments and ensuring that any issues are resolved
- To assist with the fire safety management strategy
- Environmental initiatives

Facilities
- Ordering supplies and stock control
- Replenishing all kitchens daily with beverages and consumables
- Co-ordinating receipt of deliveries
- Assisting with internal office moves & changes
- Confidential waste management
- Setting up & reconfiguration of meeting rooms
- General Handyman duties
- Décor (fixtures & fittings)

**Person Specification**:

- Multi skilled maintenance technician
- Experience in BMS systems
- Desirable IOSH working safely certification
- Team player
- Ability to work on own initiative
- Good communication skills
- Organised and able to prioritise
- Positive and proactive approach
