**Maintenance Operative (2 Positions Available)**

**Salary**: £15 per hour
**Hours**: 40 hours per week
**Shifts**: 8:00am - 5:00pm (must be flexible to meet business needs, weekends and out of hours)
**Contract**: Full-time

**About the Role**

We are seeking two reliable and skilled **Maintenance Operatives** to support the safe upkeep, repair, and smooth daily operation of our services. Working across multiple locations, you will ensure our buildings, grounds, and essential systems remain safe, functional, and compliant with required standards.

**Role Responsibilities**

**General Maintenance & Repairs**
- Review defect books daily, completing minor/basic repairs where possible and ensuring unresolvable issues are reported through the repairs desk.
- Carry out “first aid” repairs to make areas safe and prevent further deterioration.
- Maintain service décor in line with agreed colour schemes (touch-ups and minor repairs only).

**Contractor & Compliance Support**
- Support external contractors by providing access, moving furniture, or assisting as required.
- Check and sign off work completed by contractors, escalating concerns to the Group Estates Manager.
- Maintain accurate logs, especially the **water hygiene** and **fire safety** records when contractors attend.
- Provide estates support to colleagues undertaking water temperature checks and fire safety checks.

**Safety, Security & Site Management**
- Ensure security features such as lighting, CCTV, and boundary fencing remain operational; report faults promptly.
- Conduct regular visual inspections of plant, fixtures, fittings, and furniture; remove unsafe items from use.
- Operate heating plant according to instructions.
- Undertake gardening duties if no contractor is in place.
- Accompany inspectors, external contractors, and visitors as needed.

**Knowledge & Familiarity**
- Become familiar with all building utilities, reporting faults promptly and accurately.
- Understand maintenance legal boundaries (e.g., when repairs must be completed by a certified specialist such as gas engineers).

**Key Competencies**
- Strong practical and technical maintenance skills.
- Proactive approach to repairing issues rather than leaving them for others.
- Good communication skills and ability to use mobile phones, computers, and CAFM software.
- Knowledge of maintenance legal requirements.
- Willingness to learn (or experience of) legionella and fire safety requirements in a care environment.
- Clean, safe, and tidy worker who can operate in busy care home environments.
- Full clean driving licence and willingness to travel across multiple sites.
- Ability to work in noisy, busy environments and interact respectfully with people who require support.
- Strong accountability for safe working practices and reporting of defects.

**Person Specification**
- Good communication skills
- MUST hold a full UK Driving license
- Work well with others, but will be expected to carry out tasks independently
- Team Player
- Ability to work unsupervised, and manage work loads appropriately
- Organised and tidy worker

**Skills & Experience**
- 2 years’ experience within a care home or school setting
- Ideally worked within Learning disability or autism
- City & Guilds or equivalent qualifications in building repairs or associated trade
- IT/Mobile device use and CAFM updating

**Additional Requirements**:

- Flexibility to travel across Milewood sites when required.
- DBS check required (employer-funded).
