My clients are seeking a Commercial Property Manager to join their exciting and ambitious property and asset management firm in London, NW2.
**Who We Are**
Our organisation is a mid-size real estate consultancy with a significant client base to whom we provide general property and asset management services across the industry.
We have a Residential Department, Block Management Department, and a Commercial & Asset Management Department. We are now actively looking to recruit an experienced professional to join our firm, specifically in the Commercial & Asset Management team.
The Commercial & Asset Management Department operates in the Office, Industrial, Retail and Shopping Centre sectors. We offer the opportunity to gain vast knowledge in every area of the commercial property sector and to work alongside surveyors, solicitors,accountants, and professionals with many years of experience.
Your New Role As a Commercial Property Manager you will be responsible for managing multiple commercial property portfolios on behalf of a range of clients. You will be the lead manager responsible for every aspect of the properties assigned to you. Youwill work alongside our Head of Commercial Management, Surveyors as well as an Assistant Property Manager aided by other support staff and an accounts team.
**Specific Responsibilities**:
Preparation of Service Charge Budgets and apportionment analysis along with reviewing and managing active budgets Finding innovative opportunities to ensure reduction of costs
Reviewing PPM contracts and re-negotiating when necessary
Reviewing and understanding Surveyor and Contractor reports to ensure works are instructed and carried out to a satisfactory level
Remotely manage Building Managers at various sites
Oversee the instruction and management of third-party contractors first-hand and via oversight of the Assistant Property Manager
Hold responsibility for property compliance and any legal issues
Authorising contractor invoices for the Service Charge or Rent Account, be it recoverable or non-recoverable itemsLiaising with Business Rates mitigations schemes and the VOA
Being aware of Rent/Service Charge arrears and using Landlord rights to enforce collection or instructing in-house Credit Control and monitoring external Debt Collectors
Undertake sporadic property inspections
Administer Tenant check-in/check-out
Understand and action Schedule of Dilapidations protocol and liaise with third party professionals
Instructing and overseeing Letting Agents on vacant spaces
Negotiate new Lease terms or Rent Reviews on behalf of the client either directly with the Tenant or via an Agent or Surveyor with an understanding of the relevant Section Notices and processes
Occasional Lease/License, Declaration, Deed or Notice drafting
Instructing, chasing, and responding to Solicitors
Respond timely and courteously to problems and requests of both Clients and Tenants
Preparing for and attending Client meetings (with ability to lead meetings on occasion)
Provide strategic advice on Portfolio and Asset Management
**Who You Are**:
Possess a University degree (ideally property related)
2+ years Commercial Property experience
Strong familiarity and understanding of Commercial Lease structure and Service Charges
Have a basic understanding of rental trends and comparable evidence
Ability to work well within a team framework
**Attributes/Skills Required**:
Proactive attitude with the ability to ensure progress and ultimate completion of tasks in good time.
Flexibility and high level of dependability with ability to multi-task, organise and prioritise.
Professional knowledge of basic computer packages such as MS Excel, Outlook and Word with agility to adapt to unfamiliar software programs.
Possess very strong oral and written communication skills and ability to work well with others in a team.
