**Location**: Blackley, Manchester

**Type**: Part-Time Monday, Wednesday & Friday 4 hours (Mornings)

**Overview**:
**Key Responsibilities: Self-Employed Property Caretaker and Handyman**
- **Grounds Maintenance**: Regular inspection and upkeep of the property’s external areas, including the car park and any green spaces, to ensure they are clean, safe, and welcoming.
- **Litter Picking and Recycling**: Actively litter pick and manage waste on the property. Sort recyclable materials and prepare them for collection, promoting environmental sustainability.
- **Coordination with Contractors**: Work alongside maintenance contractors to address any repair or maintenance issues promptly. Ensure that all tasks are completed to a high standard.
- **Handyman Services**: Perform a range of handyman tasks as needed, including but not limited to minor repairs, painting, and fixing fixtures and fittings to ensure the property is well-maintained.
- **Reporting and Communication**: Maintain open lines of communication with Affinia’s property management, reporting any issues or concerns promptly. Utilize basic technology for communication and record-keeping.
- **Compliance and Safety**: Adhere to all health and safety regulations while performing tasks. Ensure that all activities are conducted in a safe and efficient manner.

**Requirements**:

- **Transportation**: Must own a reliable vehicle for transportation to and from the property and for carrying tools and materials.
- **Communication Skills**: Strong verbal and written communication skills for effective interaction with management, contractors, and potentially tenants.
- **Technology Skills**: Basic proficiency with technology for communication, scheduling, and reporting purposes.
- **Background Check**: No previous convictions and must be able to provide a basic Disclosure and Barring Service (DBS) check upon request.
- **Skills and Experience**: Previous experience in property maintenance, landscaping, or a similar role is required. Ability to perform physical tasks and lift moderate weights.
