Who You Are

You understand the impact of good pre-construction, how the right decisions up front shape margin, delivery and client confidence. You're someone who can run the front end without hand-holding and you stay calm under pressure and always communicate clearly.

You can:

• Run the pre-construction process from enquiry through to handover
• Break down drawings and M&E scopes and spot gaps early
• Produce clear, accurate, professional proposals
• Balance technical detail with commercial sense
• Prioritise workload without chaos
• Communicate confidently with clients, suppliers and the team
• Keep a cool head when things move quickly
• Speak up when something doesn't add up
• Notice the details because you know they matter
• Take responsibility and follow things through
• Bring a positive, steady presence to the team

The Role

You'll take ownership of the commercial setup making sure every project starts with accurate pricing, information and a clean handover into the delivery team.

Day to day, you'll:

• Review drawings, specs and tender documents
• Identify risks, missing information and scope gaps
• Prepare, price and present clear proposals
• Source and compare supplier and subcontractor pricing
• Issue and chase RFIs
• Hold internal pre-start handovers so delivery begins with everything they need
• Record key assumptions and risks
• Keep commercial documentation organised and consistent
• Use Procore properly for enquiries, tenders, pricing files and reporting
• Work on variations, costings and project financial data as needed
• Support decisions on which enquiries to prioritise
• Maintain and develop client and consultant relationships
• Contribute to pre-tender meetings or site visits where required

You'll be the commercial lead for pre-construction, shaping how our projects start and protecting the business from avoidable risk.

Qualifications & Experience

• Background in mechanical or electrical contracting (essential)
• 5+ years in estimating, pre-construction or QS roles
• Strong understanding of project financials (variations, claims, cost tracking)
• Confident with digital estimating/reporting tools (Procore is a bonus)
• HNC/HND or equivalent qualification preferred
• Full UK driving licence

Salary Starting from £58k (depedent on experience)
