We're now looking for a
Senior Title Searcher
to join our Titles Team. This is a niche and senior role for an experienced property search professional with excellent knowledge of Land Register and Sasine title investigations.

What You'll Do

  • Prepare detailed Legal and Remortgage Reports using Registers of Scotland records, ScotLIS, and other property databases.
  • Analyse deeds, burdens, servitudes, and other property rights or restrictions to identify and resolve complex title issues.
  • Conduct thorough investigations for challenging cases, from historic Sasine entries to remote Highland properties, creating comprehensive reports that include maps, overlays, and other supporting evidence.
  • Provide guidance and support to junior colleagues and contribute to team knowledge-sharing.
  • Stay up to date with changes in land registration practices, legislation, and conveyancing trends.
  • Contribute to process improvements and quality assurance initiatives within the team.

Who You Are

  • Extensive experience in Scottish property title searching, including Registers of Scotland, Sasine Register, and Land Register.
  • Strong knowledge of Scottish property law, land registration processes, and conveyancing practice.
  • Proven ability to analyse complex legal and historical documents with high attention to detail.
  • Skilled problem solver who can work independently to overcome challenging title investigations.
  • Confident communicator with the ability to liaise effectively with colleagues, clients, and stakeholders.
  • Technically proficient with digital search tools, including ScotLIS.
  • Organised and able to manage multiple investigations in a fast-paced environment.
  • Enthusiastic, team-focused, and committed to upholding the highest standards of professionalism and integrity.
  • Previous experience in a senior or supervisory role within titles searching is desirable.
