About The Team
The Stripe Workplace team creates and operates inspiring, comfortable, and innovative spaces that bring Stripe's culture and values to life and provide a foundation for achieving our mission. In this role, you will be part of the small (but mighty) team that determines and executes on our real estate strategy worldwide. We expect you to be ambitious, collaborative, adaptable, and have a positive attitude. This role reports to the Global Real Estate Transactions Lead, based in South San Francisco
What you'll do
Responsibilities
- Prepare, recommend and implement geo-specific real estate strategies from business case to site selection through lease execution. Develop needs assessments and market analyses, propose deal structure, and drive negotiation of leases, serviced office agreements, and sublease agreements
- Gather & evaluate real estate market & portfolio scenarios, staying up to date on market changes and researching market, companies, landlords, & potential subtenants
- Connect with regional and local business leaders to understand headcount growth by business unit by location, site-specific programming needs, and field other real estate-related requests.
- Work with Portfolio Strategy lead to predict and identify where and when we will have an imbalance of space, and proactively drive solutions that balance local needs with what is best for Stripe.
- Liaise with Workplace pillars (Experience and Environments) as well as Mobility, Tax, Regulatory, Employment Legal, Finance, Accounting and other cross-functional teams on the impacts of real estate on business operations
- Create written analyses, documents and presentations including but not limited to: project initiation documentation, market reports, RFPs, proposal comparison spreadsheets, letters of intent
- Perform detailed document review of all lease documents in partnership with internal and external Legal
Who you are

Minimum Requirements
- 7+ years experience on a Workplace or Real Estate team with 5+ years experience directly leading complex office space deal negotiations and lease transactions, preferably at a high-growth company
- Must have experience with real estate deals across EMEA in excess of 50k sqf per deal and both serviced office and direct leases
- Superior negotiation and leasing skills, with understanding of legal complexities (JD not required)
- Strong analytical skills, and comfort with modeling lease financials
- Excellent written communication skills, able to progress projects asynchronously across timezones through written channels and to deliver compelling written business cases, pitches and memos for an executive audience
- Experience in project management to deliver on time and under budget - ability to multitask, prioritize, and manage deadlines with autonomy
- The ability and willingness to travel for work as needed, including to international destinations, and to work across time zones as is necessary to support projects in EMEA and APAC and collaborate with Real Estate Strategy Team, who are all based in AMER.

- Strategic thinker who excels at finding creative solutions to short and long term questions, and writing clear and compelling business cases
- The ability to maintain high performance while managing multiple projects under tight timelines, and a "roll up your sleeves" mindset to get any job done
- Ability to ask the right questions and to use sound business judgment
In-office expectations
Office-assigned Stripes in most of our locations are currently expected to spend at least 50% of the time in a given month in their local office or with users. This expectation may vary depending on role, team and location. For example, Stripes in our Bucharest, Romania site have an 80% in-office expectation, and those in Stripe Delivery Center roles in Mexico City, Mexico and Bengaluru, India work 100% from the office. Also, some teams have greater in-office attendance requirements, to appropriately support our users and workflows, which the hiring manager will discuss. This approach helps strike a balance between bringing people together for in-person collaboration and learning from each other, while supporting flexibility when possible.
Pay and benefits
The annual salary range for this role in the primary location is £65,600 - £98,400. This range may change if you are hired in another location. For sales roles, the range provided is the role's On Target Earnings ("OTE") range, meaning that the range includes both the sales commissions/sales bonuses target and annual base salary for the role. This salary range may be inclusive of several career levels at Stripe and will be narrowed during the interview process based on a number of factors, including the candidate's experience, qualifications, and specific location. Applicants interested in this role and who are not located in the primary location may request the annual salary range for their location during the interview process.
