Role overview

  • Job title:
    Building Works Manager — Regional (East)
  • Salary:
    £50,000 per annum (pro rata)
  • Hours:
    21 hours per week (3 days per week)
  • Reports to:
    Estates Director
  • Base / travel:
    The area we are looking to cover is between the outskirts of London /Essex up to the Cambridgeshire area.
    Occasional office attendance in Portishead

Purpose of the role

Lead and manage the delivery of planned, cyclical and compliance building works across our regional portfolio, ensuring high standards of workmanship, safety and value for money while engaging positively with residents, contractors and internal stakeholders.

Key responsibilities

  • Lead procurement, programming and on‑site management of planned and cyclical maintenance, M&E and compliance works.
  • Carry out property and stock condition surveys and prepare clear, technically accurate specifications.
  • Appoint, manage and monitor contractor performance to deliver projects on time, to budget and to specification.
  • Ensure health & safety and CDM requirements are applied across inspections, handovers and site activity.
  • Provide expert advice to internal teams and resident boards on maintenance strategy, compliance and budgeting.
  • Collaborate with regional managers, development teams and external partners to identify and deliver cost‑effective solutions.
  • Maintain accurate records, update asset systems and support handover documentation for new developments.

Person specification

  • Extensive knowledge of residential property maintenance, relevant building legislation and leasehold management.
  • Minimum 3 years' experience commissioning and supervising building works across residential portfolios.
  • HNC/HND in Building or equivalent; CIOB membership desirable.
  • Strong communication and presentation skills with confidence engaging residents, board members and contractors.
  • Proficient in MS Office and works ordering / asset maintenance systems.
  • Full UK driving license and access to a suitable vehicle.
