About the role
We're looking for a Small Works Surveyor to join our Technical and Investment team. In this role, you'll take ownership of small-scale projects and individual property renovations, ensuring repairs and improvements are completed efficiently, to the highest standards, and with excellent customer service. You'll play a vital role in ensuring homes are safe, high-quality, and fit for purpose. This is an excellent opportunity for a proactive, hands-on professional ready to develop their expertise within a supportive environment.

What You'll Do:
Carry out property inspections to identify defects and recommend solutions. This will include works to major voids, housing disrepair cases and assisting the damp, mould and condensation team with professional advice.
Deliver and oversee improvement, refurbishment and maintenance projects typically up to £35k in value.
Develop clear project scopes, obtain competitive quotes, and ensure compliance with procurement policy and building legislation.
Instruct, manage and monitor contractors to deliver projects to agreed specifications, budgets timescales and to agreed KPIs
Conduct regular site inspections, sign off completed works and maintain accurate property records
Ensure all projects meet health and safety and statutory compliance requirements including acting as Principal Designer under CDM Regulations where required
Oversee contract administration, including valuations, variations, and certification.
Show a commitment to safeguarding the welfare of vulnerable adults, young people and children, in line with the organisation's policy.
Engage with customers and stakeholders, ensuring clear communication and satisfaction throughout projects.
Maintain accurate asset data and contribute to future improvement programmes.
Qualification, Experience and Training
Desirable:
Working towards or newly qualified MRICS/MCIOB.
Experience within the charity, public or social housing sectors.
Knowledge of CDM 2015 Regulations and statutory compliance.

What We're Looking For:
- Degree (or equivalent) in Building Surveying or working towards this qualification.
Experience in building surveying, project management, or a similar role.
Experience delivering or supporting small works or refurbishment projects.
Strong technical knowledge of building construction and compliance requirements.
Excellent organisational skills with the ability to manage multiple projects.
Great communication skills and a commitment to delivering outstanding customer service.
Ability to work collaboratively with colleagues, contractors, and residents.
Full UK driving licence and willingness to travel around the Cheltenham area
