Asset & Development Manager

- Formulate and implement asset management plans for the existing real estate portfolio which include both operating as well as assets under development
- Formulate asset management plans with the view of maximizing performance and enhancing capital growth for the properties under your charge
- Lead, direct and manage the running of all the development projects via the internal development department
- Monitor and manage risk to ensure that projects are delivered as per budget and programme
- Monitor and report to main board Directors on site progress, programme, costs, key risk items and strategies against the Business Plan throughout the duration of the projects
- Assess the build-ability and risks of all projects, taking into account any title or third party issues and easements
- Manage and control operating expenses to maximize Net Operating Income of buildings
- Involve in the initiation, feasibility and execution of approved asset enhancement plans
- Building strong relationships with tenants/customers
- Structure, negotiate and conclude customer requirements for space for lease
- Assist in structuring, negotiating deals and assist with the due diligent of the new acquisition
- Undertake tasks as requested by the Line Manager
Requirements
- Experience in managing operating assets from both financial and property management perspective for 5 years+
- Proven track record of working on prime office developments in London with strong pre-construction and deliver experience
- Proven experience in managing projects with construction values greater than £10m
- Able to drive the property managers, leasing agents, valuers and other external consultants to achieve the KPIs
- Good contracts with leading contractors and consultants
- Working knowledge of the planning system
- Working knowledge of contractor procurement options
- Familiar with real estate leasing and property management contracts and operations
- Able to build value and make recommendations regarding their portfolio in accordance with market trends and Conditions
- Understand the importance of processes and compliance (both internal and external)
- Have good teamwork, strong initiatives and have great independence in a fast-pace environment
- Proficiency in finance-modelling and managing asset enhancement plans is required
