Building Works Manager / Regional Surveyor

Location: Regional (Midlands & North)

Salary: £50,000 per annum

Hours: 35 hours per week

Overview

Are you a seasoned building maintenance professional ready to take the lead on major works across a diverse property portfolio? Kingsdale Group is seeking a Regional Building Works Manager to oversee the delivery of high-quality building maintenance and compliance across our developments.

With over 3,100 residential properties across 72 developments - 48 of which are retirement communities - Kingsdale operates under the Right to Manage (RTM) model, empowering resident boards and fostering vibrant, well-maintained communities.

Duties / What you'll do

  • Lead the procurement and management of planned and cyclical maintenance, M&E systems, and compliance works.
  • Support inspections and handovers of new developments, ensuring CDM compliance and documentation
  • Conduct property and stock condition surveys, prepare detailed specifications, and manage contractor performance.
  • Ensure health & safety standards are upheld across all sites and projects.
  • Advise internal teams and resident boards on maintenance strategy, compliance and budgeting.
  • Collaborate with regional managers, development teams, and external partners to deliver value-for-money solutions.

Requirements / What you'll bring

  • Extensive knowledge of residential property maintenance, building legislation, and leasehold management.
  • Proven experience (3+ years) in commissioning and supervising building works.
  • Strong communication and presentation skills, with confidence in engaging residents and colleagues.
  • Proficiency in MS Office and works ordering & Asset maintenance systems.
  • HNC/HND in Building or equivalent; CIOB membership desirable.
  • Full UK driving licence and access to a suitable vehicle.
  • Ideally you'll be based around the Birmingham area to allow easy motorway access to cover the designated area.
