We pride ourselves on delivering exceptional service to residents, freeholders, and residents' management companies (RMCs/RTMs). Due to portfolio expansion, we're seeking an experienced Block Property Manager to join our friendly team.
About the Role You'll manage a portfolio of residential blocks, ensuring smooth day-to-day operations, compliance, and high levels of resident satisfaction. This is a hands-on role ideal for a proactive professional with strong organisational skills.
Key Responsibilities:
- Oversee the management of communal areas, including maintenance, repairs, and contractor coordination.
- Handle service charge budgets, major works (Section 20 consultations), and financial reporting.
- Liaise with leaseholders, residents, directors, and RMCs on queries, complaints, and AGMs.
- Ensure compliance with health & safety, fire regulations, and leasehold legislation.
- Conduct regular site inspections and manage insurance claims.
- Prepare and manage service charge accounts and arrears collection.
Essential Requirements:
- Proven experience as a Block/Property Manager - minimum 3 years.
- Knowledge of UK leasehold law, Section 20 processes, and TPI & RICS guidelines.
- Strong communication and customer service skills for dealing with diverse shareholders.
- Excellent organisational abilities and proficiency in property management software (e.g., BlocksonLine).
- Full UK driving licence and own car an advantage.
- TPI qualification (or working towards) is highly desirable.
What We Offer:
- Competitive salary: £26,000–£36,000 (depending on experience).
