About the Role

We're looking for a hands-on, highly organised Property Fixer / Project Coordinator to oversee the final stage of getting a recently redecorated property in Woodingdean, Brighton ready for letting.

You'll be the on-site lead — co-ordinating trades, managing access, checking progress, and reporting daily to the owner (who is based overseas). This role suits someone with strong property management or refurb coordination experience, ideally with light handyman knowledge to understand and spot issues before they become problems.

Key Responsibilities

  • Liaise with multiple local contractors (furniture removal, decking repair, cleaning, minor fixes, etc.)
  • Obtain quotes, schedule works, and ensure each task is completed to a high standard.
  • Oversee property access and security during all visits.
  • Provide daily short video updates and a live video check-in with the owner.
  • Send written end-of-day summaries of what's been completed and what's next.
  • Flag any delays, issues, or extra costs immediately.
  • Ensure the property is fully ready for cleaning, photography, and listing by the end of the project.

Requirements

  • Must have a car and full UK driving licence.
  • Able to travel easily to Woodingdean daily during the project period.
  • Strong communication skills (written and verbal).
  • Confident dealing with tradespeople and ensuring accountability.
  • Organised, reliable, and comfortable using WhatsApp video for check-ins.
  • Ideally with experience in property management, Airbnb setup, or refurb coordination.
  • Available part-time or freelance — this role isn't suited to someone working full-time elsewhere due to the need to meet contractors during the day.

Compensation

  • Fixed project fee: £1,250 (approx. 10–12 working days)
  • Performance bonus: £100–£200 for on-time, high-quality completion
  • Paid in 3 milestone installments linked to verified progress (no upfront payment)
