Job Purpose
To ensure all environmental conditions are maintained at all times in relation to critical building systems. The role involves carrying out planned preventative maintenance (PPM), reactive and breakdown works across all mechanical systems on site, with a strong focus on air conditioning, UPS, generators, and LV systems.

Key Responsibilities

  • Perform routine PPM on all M&E plant in accordance with site task schedules and asset lists.
  • Respond to reactive maintenance tasks and breakdowns, including concessionary stores and fabric-related items.
  • Diagnose faults using graphical information and current alarm data.
  • Monitor and supervise subcontractors to ensure compliance with contractual obligations and safe working practices.
  • Operate and manage the Permit to Work System in line with BGIS and client health & safety procedures.
  • Maintain plant equipment in serviceable condition by promptly addressing faults and defects.
  • Ensure availability of suitable spares and provide parts lists and estimated timescales for remedial works.
  • Complete all relevant documentation for reactive and breakdown tasks and submit promptly.
  • Prepare and adhere to Method Statements and Risk Assessments for all tasks.
  • Foster strong working relationships with BGIS staff, subcontractors, and client representatives.
  • Maintain a safe and healthy working environment, including wearing appropriate PPE and uniform.
  • Present a professional image of BGIS to clients at all times.
  • Keep plant rooms secure, clean, and tidy.
  • Monitor and supervise subcontractor maintenance activities on site.
  • Ensure timely completion of assigned tasks with appropriate health & safety awareness.
  • Maintain awareness and compliance with contractual KPIs and SLAs.
  • Update and manage the Computer-Based Maintenance System (e.g., Maximo) with accurate data.
  • Produce near miss reports, dynamic risk assessments, and detailed records of site activities.
  • Challenge and escalate any non-compliance issues.
  • Proactively check and operate the Lock Out Tag Out (LOTO) system.
  • Monitor and manage building environmental conditions using the BMS system.

Skills & Experience Required

  • Proven experience in mechanical maintenance within a commercial or critical environment.
  • Strong knowledge of HVAC systems, UPS, generators, and LV electrical systems.
  • Ability to fault find using graphical and alarm data.
  • Experience with BMS systems and computer-based maintenance platforms (e.g., Maximo).
  • Understanding of health & safety regulations and safe systems of work.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and as part of a team.

Qualifications

  • NVQ Level 3 or equivalent in Mechanical Engineering or Building Services.
  • 18th Edition (desirable).
  • Health & Safety certification (e.g., IOSH or equivalent).
