Job Overview

We are seeking an experienced Voids Supervisor to lead the efficient turnaround of vacant social housing properties. The ideal candidate will have a strong background in voids, reactive maintenance, and planned works, with the ability to deliver compliant, cost-effective refurbishments that ensure homes are re-let promptly and to a high standard.

Key Responsibilities

Void Property Management

  • Manage all void and tenanted works, ensuring timely and quality completion.
  • Carry out pre- and post-inspections to scope, assess and sign off required works.
  • Conduct regular site visits to monitor progress, resolve delays, and ensure workmanship meets expectations.
  • Price and code void works in line with contract requirements.
  • Implement and monitor KPIs to track performance and turnaround times.

Health & Safety Compliance

  • Prepare and implement risk assessments and method statements.
  • Ensure all works are delivered in full compliance with health & safety regulations.

Technical & Procurement Oversight

  • Manage material procurement and subcontractor engagement for void works.
  • Ensure all technical documentation, plant, and equipment requirements are in place and compliant.

Financial & Project Oversight

  • Work within agreed budgets, ensuring cost-effective delivery of all void refurbishments.
  • Provide accurate reporting on progress, challenges, budgets, and KPIs to senior management.

Stakeholder Engagement

  • Liaise with clients, tenants, subcontractors, and internal teams to ensure smooth delivery.
  • Maintain clear, professional communication with all stakeholders.

Required Skills & Experience

  • Proven experience supervising voids and/or maintenance contracts within social housing.
  • Strong trade knowledge with understanding of building, maintenance, and property refurbishment.
  • Excellent project management and organisational skills.
  • Strong written and verbal communication abilities.
  • Knowledge of health & safety regulations and compliance standards.
  • Ability to work within budgets and deliver cost-effective solutions.
  • A customer-focused approach with a commitment to high service standards.

Job Type: Full-time

Pay: £47,500.00-£50,000.00 per year
