Purpose of the Role
To investigate, diagnose, and specify repairs and small works arising from client instructions and tenant reports. The Maintenance Works Assessor ensures that issues are accurately identified, appropriately resolved, and clearly documented for quoting, scheduling, and delivery. The role bridges the gap between trade operatives, scheduling, and commercial teams — ensuring the right fix is applied first time, every time.
Key Responsibilities
- Attend reactive maintenance and small works jobs to assess reported issues (e.g. leaks, draughts, damaged finishes).
- Diagnose root causes and determine whether a first-time fix is possible or if follow-on works are required.
- Complete small, low-level fixes on site where appropriate to prevent repeat visits.
- Measure, photograph, and record all findings in BigChange and MS Office templates.
- Prepare clear written specifications for works including materials, quantities, and time allowances.
- Provide sufficient detail to enable accurate pricing through NHF Schedule of Rates (SORs).
- Communicate effectively with the Maintenance Manager, Technical Lead, Estimator, and Schedulers to ensure smooth job progression.
- Take ownership of the quality and completeness of each assessment through to job completion.
- Act professionally on occupied and void sites, engaging with tenants respectfully and representing A Plus to high standards.
- Follow all company health, safety, and compliance requirements on site.
Key Skills & Attributes
- Strong diagnostic and problem-solving skills across multiple trades.
- Excellent written and verbal communication — able to describe works clearly and concisely.
- Good working knowledge of property maintenance and defect identification.
- Organised and self-motivated with the ability to manage a varied workload.
- Confident using digital systems (BigChange) and Microsoft Office.
- Professional, accountable, and solution-focused approach.
Experience & Qualifications
- Time-served background in two or more trades (carpentry, plumbing, plastering, etc.).
- Previous experience in maintenance, voids, or responsive repair environments.
- Experience preparing works specifications, scoping or estimating using SORs advantageous.
- Full UK driving licence required.
- Health and safety awareness, including use of PPE and safe site practice.
Working Pattern & Benefits
- Field-based role with regular regional travel (company van and fuel card provided).
- 70% field / 30% office or report writing.
- 42.5 hours per week (Monday–Friday).
- 20 days holiday + bank holidays.
