About The Role:Main Purpose:
To assist and support the Janitorial Supervisor/Maintenance Supervisor to deliver a comprehensive service to our client. To organize and supervise the day to day use of the school to ensure the compliance with contractual requirements while maintaining high standards of safety, cleanliness and customer care.
Duties & Responsibilities:
- Ensure that a high standard of service delivery is provided within their establishment.
- Responsible for the management of Lets and to act as first point of contact for the resolution of Premises users' queries.
- Responsible, along with the Janitorial Supervisor, for the decoration, fabric, landscaping condition standards and for the completion of all Janitorial reactive work in the School in a timeous manner to meet the SLAs of the Project Agreement and in compliance with Company Policy
- Liaise with the Janitorial Supervisor to ensure that service delivery is provided in the proper manner and that all work is well coordinated.
- Responsible for the delivery of Janitorial PPM ensuring all tasks are completed safely and on time.
- Responsible for the IMS T2 procedures within the School in compliance with Company Policy.
- To provide a Monthly Report to the Janitorial Supervisor which meets the requirements of the ELS Project Monthly Operations Report.
- Monitor the quality of work performed by sub-contractors on site including cleaning and inform the Janitorial Supervisor of any issues.
- Responsible for the security of the premises and contents by undertaking the following: -
- Open and secure buildings as required
- Check windows, doors and perimeter fences to ensure security and condition.
- Carry out regular inspections of the premises including monitoring CCTV, where applicable, to ensure condition and security.
- Operate the site security systems as laid down.
- Operate as part of a rotational on call team covering intruder and fire alarm calls and providing security / reception cover for out of hours lets.
- Responsible for inspecting the property and carrying out at least the following maintenance actions:
- Keep indoor and outdoor areas free from litter, as far as is practicable.
- Transport rubbish to bins and put out waste bins for collection.
- Undertake emergency cleaning duties where there is a potential H&S requirement.
- Responsible for premises inspections and maintenance activities as detailed in the PPM schedule.
- JOINERY – e.g. to erecting pin boards and shelves, repairs to furniture and minor door repairs.
- PLUMBING – e.g. replacing tap washers bends, ball cocks, toilet seats and bleeding radiators.
- ELECTRICAL – e.g. replacing lamps, replacing /cleaning of light diffusers, changing of control indication lamps.
- PAINTING – e.g. washing down and painting of small rooms, corridors and walls.
- Ensure all site documentation is maintained correctly and that induction procedures are being followed.
- Undertake energy monitoring by meter reading and other activities as outlined by the Janitorial Supervisor
- These duties and responsibilities may be changed in accordance with the needs of the company; the post holder may be required to provide support to holders of other posts according to changes in workload and patterns of working.
Skills & Knowledge:
- An experienced Janitor with at least 3 years relevant experience in an FM or Janitorial services position.
- Excellent communication skills both written & verbal
- Strong customer facing skills
- Proactive and flexible team player.
- Ability to react under pressure
- Attention to Detail
- Computer literate
- Ability and Authority to manage staff.
- Contractual Knowledge
- IMS T2 knowledge and ability to implement.
- Ability to prioritise.
