Assistant Quantity Surveyor

SO Modular Limited is one of Wales' leading and largest Timber Frame and Modular Construction Manufacturers, delivering high-quality, sustainable building solutions across a range of sectors. We are currently seeking an Assistant Quantity Surveyor to join our Commercial Department.
You will work closely with our commercial team, Designers, Contracts Managers, and the Production Team, supporting a variety of exciting and innovative timber frame and modular construction projects.
As an Assistant Quantity Surveyor, you will be responsible for a range of commercial and cost management duties, including but not limited to:
Responsibilities
• Prepare and issue tender enquiries to subcontractors and suppliers.
• Analyse subcontract tenders, assess suitability, and assist with rate negotiation.
• Attend client and subcontractor meetings alongside other members of the team.
• Assist in preparing subcontract orders and associated documentation.
• Produce cost estimates by measuring construction elements and applying current rates.
• Prepare, submit, and agree variations with clients and subcontractors.
• Process and certify subcontract applications for payment on a weekly basis.
• Assist with the preparation of monthly applications for payment, ensuring all required data is gathered for review before submittal in accordance with required timelines.
• Monitor and record additional works submitted by subcontractors.
• Review estimates prepared by the estimating department to ensure tender allowances are sufficient and identify any potential commercial risks.
• Read and analyse architectural drawings for various schemes (timber frame, panelised, and volumetric systems).
• Assess quotations from the estimating department, ensuring a sound understanding of pricing and scope.
• Identify, analyse, and mitigate commercial risks.
• Oversee project profit and loss (P&L), preparing cost comparisons and final accounts projections.
• Liaise with the site team to stay informed of project progress and commercial implications.
• Perform any additional duties reasonably required in support of the department.
• Always ensure full compliance with all Company policy and procedures.
The successful candidate will have the following experience, skills, and qualifications:
Essential Skills
• HNC/HND/Degree level qualification in Quantity Surveying, Commercial Management, or related field or 2 years' experience in a Quantity surveying role.
• Understanding of contracts, procurement, and cost control principles.
• Proficient in using Microsoft Office applications, including Excel, PowerPoint, Word, and Outlook.
• Full Clean UK driving license
Desirable
:
· Previous experience in the construction or timber frame industry.
· Working towards a professional accreditation (e.g., RICS or CIOB).
· Holder of a valid CSCS card.

We are offering a competitive salary, dependent on experience and skills. The role is permanent and full-time, working 39 hours per week, with 33 days of annual leave (pro rata, inclusive of bank holidays).
