Residential Conveyancer

An opportunity has arisen in a successful busy high street firm in Bridgend specialising in residential conveyancing for a full time solicitor, licenced conveyancer, conveyancing executive or a legal executive.

The successful candidate should either have the relevant qualification or significant work based experience to demonstrate academic and technical expertise.

Job description (the list is not exhaustive)

  • You would run your own caseload and deal with all aspects of the conveyancing transaction including sales, purchases (freehold and leasehold), transfers of equity and re-mortgages.
  • Preparing the initial client care letters.
  • Drafting all documents and letters.
  • Attending on the client.
  • Title checking-raising queries and reporting to the client in person and/or in writing.
  • Providing suitable and accurate updates to clients.
  • Undertaking search reviews and preparing search reports.
  • Drafting and negotiation of commercial leases.
  • Liaising and dealing with mortgage lenders including preparing mortgage reports.
  • Progressing the transaction and if needed the chain.
  • Advising on and dealing with the formalities in relation to stamp duty land tax/land transaction tax.
  • Dealing with all formalities through to registration with some secretarial support.
  • New build experience is an advantage as is a willingness to learn/develop your knowledge and skills.

To be considered for the role you must be accurate and comfortable with a fast paced environment working to tight deadlines.

The successful candidate will have excellent attention to detail and good time management skills, will be hard working and dedicated and will be able to prioritise their workload to deliver an excellent service to our clients.

Salary negotiable, dependent on CV and experience. Hours 9am- 5pm
