Our client, an established North West based contractor, are seeking an experienced Senior Quantity Surveyor/Quantity Surveyor to join their growing retrofit and refurbishment division, supporting large-scale social housing improvement programmes across Manchester and West Yorkshire. This is a key commercial role working on multi-year projects focused on energy efficiency upgrades, fabric-first improvements, and decarbonisation works within occupied social housing. You will lead commercial management across a portfolio of schemes, ensuring accurate cost control, strong contractual governance, and effective stakeholder coordination in a fast-paced, resident-focused environment. Key Responsibilities Lead commercial delivery across multiple live retrofit refurbishment projects (EPC upgrades, insulation, roofing, windows/doors, M&E upgrades, etc.). Manage project budgets, cost plans, cashflow forecasts, and monthly valuations. Prepare, negotiate, and manage sub-contract packages, variations, and final accounts. Ensure full compliance with NEC / JCT contracts and internal commercial procedures. Provide commercial support to site teams, project managers, and client representatives. Undertake risk and value management, advising on cost-saving opportunities. Produce accurate reporting for senior management and clients. Build strong relationships with social housing providers, residents' teams, and supply chain partners. Drive best practice in commercial management for PAS 2035/retrofit-led projects. Skills & Experience Proven experience as a Quantity Surveyor, ideally at Senior level, within refurbishment, social housing, or retrofit/energy efficiency projects. Strong understanding of NEC and/or JCT forms of contract. Track record of managing commercial performance on multi-site or framework-based programmes. Excellent analytical, negotiation, and communication skills. Ability to work across live occupied properties with sensitivity and professionalism. RICS accredited or working towards chartership (preferred but not essential). Full UK driving licence. On Offer Competitive salary and car allowance. 25+ days holiday plus bank holidays.
