Planning & Land Manager (Major Projects) Location: Bradford, Yorkshire, England (Hybrid Working – 1‑2 days per week in Bradford and occasional travel within Yorkshire). Employment type: Full‑time, 37 hours per week (Monday to Friday). Seniority level: Mid‑Senior Job function: Other – Strategic Management Services Overview Yorkshire Water is a water utility company serving over 5.4 million people in the Yorkshire region. We provide clean drinking water and wastewater services, protecting the environment and planning for the future. This role focuses on the delivery of major strategic schemes – Strategic Resource Options (SROs) – whose total value exceeds £2.5 bn. Responsibilities Lead town planning and land rights acquisition advice for SRO major projects, including Development Consent Orders, town and country planning applications, statutory powers and compulsory purchase (CPO). Instruct and manage external consultants, monitoring performance, value for money and adherence to Yorkshire Water policies. Coordinate with project teams, design/construction partners, local authorities and stakeholders to secure planning permission and land rights. Provide strategic advice on scheme design, planning and land risks, and give input to the RAPID Gated Process and regulatory submissions to Ofwat. Ensure project progress aligns with programme and budget, capturing risks in the Risk Register and promoting health, safety and risk management standards. Support biodiversity net gain implementation, collaborating with the Technical Specialist (Ecology and BNG). Qualifications & Skills Professional membership of RTPI and/or RICS. Proven experience securing planning permission and land rights for major infrastructure projects. Strong knowledge of planning and land acquisition legislation, including DCO, CPO, statutory powers and Yorkshire Water Code of Practice. Excellent negotiation, customer service and stakeholder engagement skills. Ability to prioritise and realign resources under tight schedules. Strong competence with IT systems. Demonstrated alignment with Yorkshire Water behaviours.
