Job Purpose: To deliver an efficient facilities management service to the Wembley Park Estate. Working with in house and external contracted resources alongside all technical trade disciplines to deliver quality maintenance, engineering, cleaning and all soft and hard landscaping services. The oversight of a wide set of contractual arrangements is required including several service contracts which contributes towards an annual service charge budget. The control and management of utilities usage and the procurement of utilities . Utilising estate-wide equipment to enable and support estate wide maintenance processes. You will be the maintenance lead "operator" of the estate and contributing to early-stage projects briefs and involved in some organisation handovers as buildings and public realm are delivered by building contractors. The role is a public realm facilities management post with a strong advisory element to the Director of Estate Operations, with an emphasis on cost control, KPI's and energy management. Key Accountabilities: To coordinate technical and maintenance functions of the Wembley Park Estate, always ensuring the highest quality service. Setting and managing departmental budgets with effective processes aimed at providing effective departmental financial planning. Control expenditure within the technical budget to ensure transparent and accurate management of the estate service charge and maintenance budget for the estate. The estate is to be always well maintained through both preventative maintenance regimes and responsive reactive measures. Provide energy management processes for the estate in line with the organisation's commitment to managing its energy supplies in an efficient manner. Assisting the senior management team to develop the energy management policy and the energy reduction targets. The role will also include data collection of accurate energy consumption figures for the annual report including electricity and waste and gas. Responsible for waste management and cleaning services across Wembley Park including the management of performance of the Envac system, central transfer station, general operations and localised installations, the training of staff and continuous user education. Provide support to the delivery of Wembley Park sustainability goals in respect of utilities and waste services. Oversee contractors management of estate planned preventative maintenance program (PPM) activities for Wembley Park, source and procure contractors as necessary along with systems and technology for the accurate management and recording of activities. Technical interface with Wembley Park development as required regarding handovers of public realm and advice and provision of experience and knowledge in respect of project briefs. Appoint and manage all third party outsourced contractors providing services to the estate. A requirement is to ensure the highest standards of procurement are applied it all situations which are fully effective, efficient and transparent. Manage key performance indicators for the estate assessing and scoring (with colleagues) the estate services providers, coordinating the monthly scoring and recording of performance in accurate statistics report to the Estate Operations Director. Ensure that an appropriate mix of trades and outsourced contractors is employed at Wembley Park, and that sufficient skills are applied to enable effective maintenance. Ensure that all building management and control systems are designed to ensure appropriate centralised control over all critical service points at Wembley Park including all car parking areas, all buildings and all public realm areas. General Accountabilities: Undertake additional relevant duties which fall under the general scope of the role, as directed by your Manager, raising any issues with capacity so they can be properly managed. Participate in the full year and half year Performance Development Review process as reviewer and reviewee, meeting the standards and timescales required by the Company. At all times ensure that your understanding and skill level regarding the Company's IT systems are up to date, as applicable to your role. Undertake IT training as required to ensure full and proper use of the available technology. Work within the Company's policies and procedures, governance framework and standards, as detailed on the Company's intranet. Remain knowledgeable about Group activities, benefiting from all forms of internal communication provided and acting as a positive ambassador for the Company at all times. Use materials and resources effectively and efficiently to minimise waste and always consider the impact of potential actions alongside our Sustainability policies and goals before taking business decisions. Qualifications/Experience/Skills: A trade engineer with Facilities Manager experience ideally within mechanical and/or electrical but not essential. Qualifications in Facilities Management or above. A bias and interest in sustainability including energy management. Experience of managing external contractors and procuring contracts. Experience in public realm and assets.
