We help solve the homelessness crisis for families by delivering high-quality settled homes that build foundations for successful lives. Local Space is a social landlord providing safe, secure, high-quality homes for those who need them most. We work with five local authorities (Newham, Waltham Forest, Tower Hamlets, Hackney and City of London) to house people experiencing homelessness and a small number of key workers. We own and manage over 3,000 homes across 19 boroughs in London and Essex, including 1,400 leased to the London Borough of Newham, who are our biggest partner. In addition to this, we have grant funding to deliver the Single Homelessness Accommodation Programme (SHAP) in partnership with the London Borough of Hackney, London Borough of Newham and SWIM: Support When It Matters. We are a unique social landlord because our business model enables local authorities to discharge their duty to house people who are homeless or at imminent risk of being made homeless while providing us with a rent guarantee. We acquire and refurbish homes to a high standard, offering intermediate rent to our customers within the limits of the benefits system. This enables us to provide essential items like white goods, window dressings and carpets, as well as a small furniture package for those who need it. Our high-quality homes offer an alternative to costly, inappropriate temporary or private sector accommodation, saving money for the local authority and providing a firm foundation to build a successful life for individuals and families who deserve a decent home. Position Position:Director of Assets and New BusinessSalary:£129,000Band:Band 3, Executive Level The Director of Assets and New Business will be directly responsible for both the Assets team and New Business team. The successful candidate will report into the Chief Executive, and will provide strategic leadership to ensure high performance standards across all relevant teams. They will lead the New Business team and the organisation growth strategy, identifying, evaluating, securing and delivering new growth opportunities for Local Space, and they will lead the Asset team, ensuring that our existing homes remain safe, compliant, decent and sustainable for the future. Requirements Educational Achievements, Qualifications, Training Educated to degree/diploma level or relevant professional qualification, or demonstrable relevant experience. Evidence of continuous professional development relevant to property asset management. To hold, be working towards (or willing to work towards) Level 5 Chartered Institute of Housing Diploma in Housing. Experience and Knowledge required Proven track record at senior management or director level, leading asset management and/or property services within a housing or property organisation. Demonstrable experience of developing and implementing strategic asset management and investment plans, including 30-year planning and business plan alignment. Strong understanding of compliance and building safety frameworks (including the Regulator of Social Housing’s Consumer Standards, the Building Safety Act, the housing health and safety rating system (HHSRS), the Decent Homes Standard, and Awaab’s Law) Experience of developing and delivering major capital investment and decarbonisation programmes, achieving measurable improvements in safety, decency, and sustainability. Proven ability to interpret and use stock condition data, asset performance modelling and net present value/option appraisal tools to inform strategic decisions. Experience of managing responsive repairs, cyclical and planned maintenance contracts, and driving value for money and performance improvement. Demonstrable success in leading new business acquisition or development programmes, from identification through due diligence to delivery. Experience of managing large budgets and contracts and achieving financial efficiencies through procurement and performance management. Experience of working with Boards and senior management teams, providing professional assurance and strategic advice. Experience of partnership working with local authorities, developers, funders and other housing providers. Track record of building strong, constructive relationships with a range of partners and connecting with stakeholders to influence and shape the environment and promote Local Space as a partner of choice. Experience of leading, motivating, and inspiring teams of staff and consultants to deliver complex initiatives, with a strong approach to managing performance and quality. Detailed knowledge of statutory and regulatory frameworks affecting housing development and refurbishment. Experience of developing strategies and plans relating to business growth and developing new homes, including the identification of risks and mitigation strategies. Track record of delivering projects and development programmes to time and to budget Experience of improving value for money through procurement, joint working, partnerships of other strategies.
