Overview Property Manager – North Region. Location: North (Malmaison and Hotel du Vin brands). This position supports the 18 properties in the North Region from Manchester to Aberdeen with regular travel between sites. Travel to other regions may be required depending on business needs. Salary: Competitive Salary & Benefits. Malmaison and Hotel du Vin operate 37 boutique hotels across the UK. The Property Manager will oversee property management, maintenance, and operational performance for a region of hotels, focusing on delivering high-quality facilities aligned with strategic objectives, including ESG initiatives. The role reports to the Property Director and leads regional Maintenance Managers and their teams, manages vendor relationships, and ensures compliance with fire, health, safety, and regulatory standards. The role supports asset performance and sustainability initiatives. Responsibilities Oversee routine maintenance, repair, and operational activities of properties within the region to ensure high standards of quality, safety, and compliance. Lead and develop Maintenance Managers and their teams, fostering a culture of safety, efficiency, and continuous improvement. Manage relationships with contractors, suppliers, and service providers, ensuring adherence to contractual agreements, SLAs, and company standards. Assist in developing and managing the property and maintenance budget, track expenditures, and identify cost-saving opportunities without compromising quality. Support the Property Director with dilapidations and emergency capital budgeting. Ensure compliance with health and safety legislation, building codes, and industry standards. Conduct regular property audits to identify improvements and mitigate risks (CDM regulations, LOLER, Legionella, Asbestos, Fire and Health & Safety at work). Support energy efficiency, waste reduction, and sustainability initiatives aligned with the company’s ESG targets. Support crisis management plans and business continuity procedures. Ensure planned preventive maintenance is in place and aligned across all Hard FM. Collaborate with internal teams and external contractors on asset maintenance, refurbishment, and capital improvement projects, including dilapidation works and minor Capex. Provide regular updates and performance reports to the Property Director and other stakeholders. Maintain clear communication with General Managers, Maintenance Managers, Operations, and other departments. Stay up to date with changes in legislation, regulations, and industry best practices to ensure ongoing compliance and operational excellence. What We’re Looking For Proven experience in property or facilities management, ideally within hospitality or a similar environment. Demonstrated leadership in managing teams and external vendors. Strong understanding of building systems, maintenance practices, health & safety regulations, and compliance standards. Experience managing large and complex budgets, contracts, and negotiations. Knowledge of construction, Hard FM, and project management processes. Ability to deliver projects on time and within budget. Knowledge of sustainability practices and ESG considerations in facilities management. Knowledge of facilities management software and systems (CAFM and compliance portals). Qualifications in facilities management, health and safety, or building services. Process-improvement mindset with a proactive approach to streamlining workflows and automating tasks. Team player with a collaborative work style. Willingness to travel nationally. You must be eligible to work in the UK.
