Overview We have a fantastic opportunity for a Development Manager to join our team within Vistry Kent, at our West Malling office. As our Development Manager, you will be responsible for the pre-construction phases of development projects; overseeing all legal, design and planning issues and coordinating with estimating, mobilisation, and construction teams. Responsibilities Support the Regional Development Director and senior members of the Development team in the efficient running of the Development function. Ensure that allocated Company developments are processed and controlled with appropriate detail and due diligence to add or protect value at all points of the development to satisfy financial performance criteria, project budgets and programme requirements. Financials – assist in managing overall financial viability of development and liaising with the Finance department to structure emerging business plans and 5-year forecasts. Legal – manage and oversee the legal requirements for developments within responsibility. Planning – support securing pre-start on-site activities and ensure planning conditions are discharged either directly or via liaison with the Technical team (region dependent). Internal Governance – support securing internal governance approvals and ensure other necessary permissions are applied for and secured to prevent delays. Coordinate the skills and resources of each function within the organisation and manage external consultants to optimise each development. Contribute to the development process to ensure projects are delivered efficiently and in line with programme requirements. Provide guidance to ensure development issues are addressed early and coordinate with the Technical team. Ensure active involvement of the Development Team to facilitate early handover of prospective sites from the Land / New Business Team to the full Project Team. Manage Construction Budget and programme; monitor development coordination checklists and set realistic programmes for starts, sales openings and selling periods. Manage Development Budgets and programme information in line with the Development Appraisal system. Liaise with Legal, Technical, and procurement teams to ensure documentation is available on time, including: Conveyance Plans, Section 38 / 104 Agreements, Open Space Agreements, Service Wayleaves / Easements, Freehold Transfer Contracts. Carry out duties in compliance with the Company’s ISO9001 accreditation and support the Group Environmental Policy. Prepare and submit Post Investment Review and ensure project close-out reports are completed where appropriate. Drive project progress and mitigate slippage to deliver the Development Programme on time. Carry out Land Appraisals and maintain budgets for monitoring and updating. Prepare reports and risk registers for internal approvals and audit compliance. Appoint Solicitors and manage land contracts, ensuring development matters are resolved before contracts. Work with clients and agents to agree building contracts (Development Agreement or JCT) with Legal and other stakeholders. Appoint and manage consultant teams to produce scheme information and ensure timely submissions to planning authorities. Procure supporting information required for planning and pre-delivery planning/design. Maintain excellent communication with the project team and stakeholders to share information and progress actions promptly. Identify and mitigate risk and work with teams to manage risk pre-start on site. Organise and lead client meetings when required and represent the company professionally. Follow internal development processes with accurate information at all times. Resolve problems with project teams and promote continuous improvement for successful scheme delivery. Promote and represent the company to maximise development opportunities and reputation. Assess new business opportunities, undertake feasibility work, and prepare offer documentation as required. Network with new and existing clients to identify opportunities to expand the business. Undertake any other duties as deemed necessary from time to time.
