We are looking for an experienced and proactive Maintenance Manager to oversee maintenance and facilities operations across our estate. Reporting to the Head of Estates, this role is responsible for managing maintenance teams and contractors, ensuring all sites operate safely, efficiently, and in full compliance with company and statutory standards. The Maintenance Manager will take a hands‑on approach to leading day‑to‑day maintenance activities, delivering preventative and reactive works, managing budgets, and supporting wider property projects and refurbishments. Oversee Maintenance Operations Work is completed safely, efficiently, and to a high standard. Oversee both preventative (PPM) and reactive maintenance programmes to minimise downtime and enhance asset performance. Ensure all statutory compliance and safety testing (fire, electrical, HVAC, water, gas, etc.) are completed on time and documented. Manage maintenance schedules, prioritising works based on operational needs and business impact. Respond effectively to urgent maintenance issues, coordinating resources and contractors as needed. Team Leadership & Contractor Management Lead, develop, and motivate a team of maintenance engineers and technicians. Provide clear guidance, supervision, and performance management to ensure consistent delivery standards. Manage third‑party contractors, ensuring quality, cost control, and adherence to safety regulations. Foster a collaborative, professional, and safety‑focused culture across the team. Budgeting & Procurement Support the Head of Estates in developing and managing maintenance budgets. Monitor spend, identify cost‑saving opportunities, and ensure value for money in all maintenance activity. Negotiate service contracts and supplier agreements to secure competitive terms. Track contractor performance against KPIs and service‑level agreements. Project & Property Support Assist with refurbishments, upgrades, and property improvement projects. Coordinate maintenance‑related work for new openings, closures, or major capital works. Provide technical advice and input into project planning and delivery. Health, Safety & Compliance Ensure all work is carried out in line with company safety policies, regulations, and legal requirements. Maintain up‑to‑date risk assessments, method statements, and safety documentation. Lead by example in promoting safe working practices and continuous improvement. About You Proven experience in maintenance management, ideally within hospitality, leisure, or multi‑site operations. Strong understanding of building systems, health and safety, and statutory compliance. Experienced in managing teams and external contractors. Excellent organisational, communication, and problem‑solving skills. Financially aware, with experience managing budgets and procurement. Hands‑on, adaptable, and proactive in addressing maintenance challenges.
