Maintenance Manager - Estate Properties Location: Northampton Salary: £40,000 - £50,000 (depending on experience) About the Role We're looking for an experienced Maintenance Manager to oversee the upkeep and performance of approximately 100 properties on a well-established estate in Northampton. This is a hands‑on, fast‑paced role where you'll take ownership of all property maintenance activity, ensuring a high standard of service for tenants and smooth coordination with subcontractors. Key Responsibilities Manage day-to-day maintenance operations across a portfolio of around 100 residential and commercial properties Handle reactive maintenance, ensuring timely response and resolution Act as the main point of contact for tenants, providing professional and effective communication Coordinate and manage subcontractors, ensuring quality workmanship and adherence to SLAs Conduct property inspections and identify areas needing repair or improvement Oversee budgeting, cost control, and procurement of maintenance services Ensure compliance with relevant building regulations, health & safety standards, and estate policies Provide strategic input to improve maintenance processes and property performance About You You’ll be a proactive and organised professional with strong technical knowledge and a solid understanding of commercial and building practices. You must be confident dealing with tenants, capable of prioritising workloads, and comfortable managing multiple contractors at once. Essential skills & experience Proven experience in a maintenance management or similar property role Strong knowledge of building maintenance, construction practices, and compliance Experience overseeing external contractors and managing supplier relationships Excellent communication and problem‑solving skills Ability to manage budgets and maintain accurate records A practical, hands‑on approach with strong attention to detail Why Apply?
