Company: Bellway Homes Salary: Competitive Type: Full Time Region: International Town/City: Reading Posted: 05/12/2025 Position: Senior Technical Coordinator Reference: 297750CON About the Role The Senior Technical Coordinator provides technical management and design coordination on new developments and supports legacy sites. The role involves preparing, delivering and coordinating production information for allocated projects, supporting land, estimating, surveying, purchasing, construction and sales functions. The position reports to the Senior Technical Manager and Technical Director. Pre Acquisition Provide technical support and advice during site acquisition, including commission and preparation of due diligence/technical reports. Research and advise on existing site constraints and abnormal site conditions that may impact design or development costs. Planning Provide technical support in preparing detailed planning applications, reviewing schemes prior to submission and advising on design suitability. Advise on layout optimisation to improve net‑to‑gross development areas or increase revenue from individual plots. Provide architectural advice on design layouts and appearance of proposed new developments. Implementation Prepare technical support for detailed design information to assist procurement and construction of new developments. Pre‑select, appoint and manage the consultant design team, negotiate fee proposals and monitor expenditures against budgets. Coordinate payments to external consultants, attend design team meetings and set outline design programmes. Lead optimisation processes for early sign‑off of floor plans and advise on sustainability, environmental, ecological and eco‑home constraints. Clear building control, site engineering and warranty conditions with NHBC, liaison with statutory utility providers and clear outstanding planning conditions with local authority. Coordinate specialist sub‑contractors and attend site progress and coordination meetings. Sales Provide supporting information to the Sales Department to aid the preparation of sales literature and conveyancing of individual properties. Prepare plot conveyancing plans as required by land registry, generate basic sales plans and area schedules. Legacy Sites Work with Bellway’s central Fire Team to review archives and provide project information to specialists such as Fire Engineers, Solicitors and EWS1 surveyors. Coordinate investigations of legacy buildings by specialist surveyors and attend monthly regional Fire Team meetings. Coordinate and manage technical aspects of sites requiring remedial works. Experience, Qualifications and Skills Experience as a Technical Coordinator with a high‑volume house builder. Fundamental understanding of the development business and ability to balance varying departmental needs. Up‑to‑date knowledge of CDM regulations. Qualifications And Training Current CSCS card or equivalent. Skills and Aptitude Strong communication and listening skills. Highly motivated to deliver quality developments. Ability to work independently and as part of a team. IT literate and adaptable to new systems. Good administration skills. Committed to diversity and inclusion. Role and Working Conditions Willing to be flexible in respect to day‑to‑day duties and hours.
