Location: Gloucester Contract: Permanent, Full-Time Salary: £28,000 - £30,000 per annum Our client is seeking an experienced and motivated Property Manager to join a well-established lettings and estate agency in Gloucester. This is an excellent opportunity to take ownership of a diverse portfolio of residential properties, ensuring efficient management and delivering exceptional service to both landlords and tenants. Key Responsibilities Manage a portfolio of residential properties, maintaining high standards across all aspects of property care. Conduct routine inspections and address maintenance issues promptly. Act as the primary point of contact for tenants, handling enquiries and resolving disputes professionally. Oversee the full tenancy lifecycle, including check‑ins, check‑outs, and accurate documentation. Coordinate and supervise repairs, liaising with contractors to ensure quality and timely completion. Ensure compliance with housing legislation, health and safety requirements, and internal policies. Prepare detailed inventories using modern software tools. Administer rent collection, monitor arrears, and ensure timely payments. Maintain accurate property records and assist with financial reporting. Candidate Requirements Proven experience in residential property management. Strong knowledge of relevant legislation and industry best practice. Excellent communication skills with the ability to build strong relationships. Competent in property management systems; experience with inventories and tenancy administration is desirable. Highly organised and able to manage multiple priorities independently. Proactive problem solver with a calm and professional approach. Full UK driving licence required.
