JLL is seeking a Reliability Engineer to join our team This position is with a major global Financial Services company. Acting as a technical subject matter expert you will be supported in achieving external qualifications and becoming globally recognized in Reliability & Asset Management. Key Responsibilities The acquisition and analysis of data from connected systems to continually improve the maintenance program and meet outcomes-based performance measures Facilitation of root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Analysis to determine the reliability of components, equipment, and processes. Determination of the cost advantages of alternative maintenance approaches and development of action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures Completing ongoing maintenance maturity assessments to assure progress to plan Completing ongoing maintenance maturity assessments to assure progress to plan Position Responsibility of ESSENTIAL FUNCTIONS Completing ongoing maintenance maturity assessments to assure progress to plan Asset Management Works under general direction of Reliability & Asset Services platform for instruction in deploying client’s strategic asset management plan with matrix reporting back to the clients lead engineer (FM). Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life‑cycle analyses and recommendations for repair vs. replacement decisions. Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance. Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation. Supports JLL operational compliance program and follows company safety and health guidelines and other company policies. Coordinates the use of other engineers, technicians, and third‑party resources to accomplish the objective of cost‑effective Asset Management & Reliability improvements for maintenance and projects. Reliability Engineering Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization. Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost‑beneficial to the business. Create and conduct Reliability studies, as well as understanding drawings and schematics. Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio Evaluates new technologies for reliability improvements Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures. Facilitates/supports operational incident and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow‑up monitoring conducted as applicable, to determine effectiveness. Condition-based Maintenance Understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically. Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis. Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition‑based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment. Carrying out Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis. Workflow Management Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc. Develop and maintain “Key Performance Indicators #J-18808-Ljbffr
