This pivotal role will be responsible for devising and executing land acquisition and development strategies while fostering strong relationships with landowners, local authorities, registered providers, and other key stakeholders nationally. This role will play a fundamental part in securing land and partnership opportunities that align with our growth and sustainability objectives.Key ResponsibilitiesStrategic Land Acquisition & DevelopmentIdentify, evaluate, and secure strategic land opportunities that align with the company’s long-term business objectives.Lead negotiations and secure land acquisitions, ensuring alignment with financial feasibility, risk assessment criteria, and company objectives.Oversee comprehensive due diligence processes, including site assessments, legal matters, and planning considerations to support land acquisition and development.Collaborate with internal teams to ensure sites have a clear pathway to planning approval and delivery.Partnerships & Affordable Housing DevelopmentDevelop and maintain relationships with housing associations, registered providers, public sector bodies, and local authorities to create strategic partnerships that support mixed-tenure housing delivery.Lead the identification and securing of partnership opportunities, including joint ventures and land-led deals with housing providers and government bodies.Work closely with internal teams to structure and execute partnerships that optimise financial and social value.Negotiate contracts and agreements that support partnership models, ensuring alignment with company objectives.Land DisposalsLead the marketing, legal process, and sale of consented land to the open market, ensuring performance targets are met or exceeded.Ensure optimum revenue is generated from each land sale while balancing strategic business objectives.Stakeholder Engagement & Relationship ManagementCultivate and nurture strong relationships with landowners, land agents, local authorities, housing associations, and relevant industry stakeholders to identify and progress opportunities.Collaborate effectively with internal and external cross-functional teams, including planning, technical, legal, and finance, to streamline land transactions and partnership developments.Represent the company at industry events, forums, and government consultations to maintain market intelligence and influence sector-wide discussions.Land & Partnership Strategy DevelopmentDevelop and execute a forward-looking land acquisition, management, disposal, and partnership strategy in line with the company’s vision.Stay abreast of national market dynamics, competitor activities, and legislative changes affecting land acquisition, development, and partnerships.Contribute to shaping company policies and processes relating to land acquisition and partnerships to drive efficiency and competitive advantage.Planning & Regulatory ComplianceCollaborate closely with the planning team to navigate the planning process efficiently and effectively, ensuring sites achieve optimum planning outcomes.Ensure all land acquisitions, developments, and partnership-led projects comply with applicable regulatory requirements and sustainability standards.Lead and optimise the budget for land acquisition, land disposal, and land-related expenditures.Monitor and report on financial performance against established targets, identifying opportunities for value enhancement and risk mitigation.Negotiate margin-enhancing agreements, including Planning Promotion Agreements, Option Agreements, Hybrid Agreements, and Freehold Purchases.Provide strong leadership, mentorship, and development opportunities for the land team.Foster a culture of collaboration, innovation, and continuous improvement within the department.Inspire and develop a high-performing team capable of identifying and securing strategic land and partnership opportunities.What you will bringBachelor’s degree in real estate, Land Management, Business, or a related field (Master’s degree preferred).Proven, substantial experience in land acquisition, strategic land management, land disposal, and partnership development within the UK residential sector.Experience in successfully leading and developing a team.A strong network of industry contacts across landowners, local authorities, housing associations, and public sector stakeholders.In-depth knowledge of land valuation, legal processes, and planning regulations.Extensive understanding of legal and planning frameworks associated with land acquisition, development, and affordable housing delivery.Broad awareness of planning policies, systems, and frameworks at a national level, including an understanding of land purchase and disposal legal models and structures.Strong commercial acumen, with a track record of structuring successful land and partnership deals.Exceptional negotiation, communication, and relationship-building skills.The ability to
