The Southern Counties Division, based in Redhill, is looking for a Commercial Director to lead its commercial function. The Role The Commercial Director is responsible for leading and managing the Division’s commercial function, ensuring a practical and cost‑effective commercial service is performed. The role takes overall responsibility for all expenditure and controlling costs, providing a strategic view from land acquisition through to customer care initiatives. Principal Accountabilities Work as part of the senior management team and take a holistic approach to managing challenges and issues. Lead, motivate, communicate and develop the commercial team to achieve best performance. Manage the commercial function to ensure best practices, cost control, revenue generation and value addition to operating profit. Ensure build costs are current and correctly appraised; build accurate cost assessment for planned land acquisition. Manage procurement of sub‑contractor and supplier orders and authorise in line with Group policy. Agree monthly valuations with the Chief Surveyor and present valuations to the Managing Director and Group Commercial Manager. Liaise with senior management to establish sale prices, prepare and evaluate fees/services budget and discuss sales and construction preliminaries. Produce appraisals and build expenditure for inclusion in the Divisional budget. Provide accurate progress updates and regular reports to the Managing Director. Liaise with Group Commercial Director on margin improvement initiatives and strategies. Experience, Qualifications and Skills Extensive senior level experience within the housebuilding industry as Head of Commercial / Commercial Director, running numerous projects simultaneously. Strong knowledge of Valuation & Budgeting Systems, Health & Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations and other relevant legislation. Proven ability to lead and manage a team. Qualifications and Training Qualified as a Quantity Surveyor related degree level or HNC/HND in a built environment subject with relevant experience. CSCS card or equivalent. Current full driving licence. Skills and Aptitude Strong communication, listening and presentation skills. Excellent attention to detail. Methodical, conscientious, organised and works to deliver high standards. Ability to recognise problems and deal with them in a speedy and effective manner. Ability to manage and motivate a team. Ability to thrive under pressure in a fast‑paced environment. Demonstrates the ability to problem solve and delegate effectively. IT literate and ability to adapt to new systems. Committed to championing inclusive leadership and driving Bellway inclusive strategies. The Role and Working Conditions Office‑based role with regular travel to development sites and for meetings.
